Han River Apartments Draw Interest: Which Complexes Are Slated for Supply in the Second Half of the Year?

[Financial News] Apartments with views of the Han River, lakes and other waterfront areas are becoming more valuable in the housing market. Analysts attribute this trend to their limited locations, expansive views and pleasant residential environments. According to the Actual Transaction Price Disclosure System of the Ministry of Land, Infrastructure and Transport on the 30th, a 98-square-meter unit at Gwanggyo Jungheung S-Class, which offers views of Gwanggyo Lake Park, traded for 2.05 billion won in August, setting a record high. By comparison, a 97-square-meter unit at nearby Raemian Gwanggyo traded for 1.73 billion won in July, making the former more than 300 million won more expensive.
A similar trend is evident in regional areas. An 84-square-meter presale right at Penta Hills W1 Complex, located directly across from Gyeongsan Jungsan Lake Park in Gyeongsan-si, traded for 732.1 million won in August. An 84-square-meter unit at the nearby Jungsan Haneulchae The First traded for 510 million won in the same month.
The explanation is that end-users are flocking to complexes offering views of open waterfront spaces and close access to parks.
This is why complexes being supplied near the Han River and lakes in the second half of the year are drawing attention.
Ssangyong Engineering & Construction will offer Ssangyong The Platinum Hangang in October in and around 212-3 Yongdam-ri, Yangseo-myeon, Yangpyeong County, Gyeonggi Province. The complex will consist of six buildings, ranging from two basement levels to a maximum of 19 stories above ground, with a total of 333 units. It will primarily feature mid- to large-sized units with exclusive-use areas of 74 to 146 square meters, which are popular among end-users. The complex is immediately adjacent to Yangsu Station. Express trains from Yangsu Station can reach Wangsimni Station in about 30 minutes, Sangbong Station in about 27 minutes and Sinsa Station in about 50 minutes. Located near Dumulmeori, where the South and North Han rivers meet, the complex's key feature is its double river view, with some units offering simultaneous views of both rivers.
POSCO E&C will launch The Sharp Cheonan Lakwon in October in Budae-dong, Seobuk District, Cheonan City, South Chungcheong Province. The complex will consist of two basement levels and up to 37 stories above ground, with a total of 1,290 units. Some unit types are expected to offer views of Seongseong Lake Park.
