Fall Presale Peak Season Begins... About 46,000 Apartment Units to Be Offered Nationwide in October

According to Real Estate 114 on the 30th, a total of 45,691 apartment units, including rental units, will be offered for sale across 60 complexes nationwide in October. This represents a sharp increase from the previous month, when 26,783 units were offered, and from the same period last year, when the figure was 16,811 units. The presale market is expected to gain momentum during the fall peak season. However, rising construction costs, including an increase in standard construction costs, are now being fully reflected in presale prices, requiring prospective subscribers to develop sound financing strategies.
A total of 25,711 units are scheduled for presale in the Seoul metropolitan area, accounting for 56.3% of the national total. By region, the figures were 15,991 units in Gyeonggi Province, 7,851 in Incheon, and 1,869 in Seoul.
In particular, Gyeonggi Province saw a concentration of large-scale developments offering more than 1,000 units, mainly in the southern part of the province. They included 'Hwaseong Hyangnam Lotte Castle Signature' in Hwaseong City with 1,542 units, 'Akmer Dongtan' in Hwaseong City's Dongtan District with 1,808 units, 'Gwacheon Knowledge Information Town S-12' in Gwacheon City with 1,464 units, 'Gyeonggi Gwangju Station Lotte Castle Signature Complex 2' in Gwangju City with 1,249 units, and 'Hanwha Forena Jije Station' in Pyeongtaek City with 1,098 units.
Major public presale developments, including those in third-generation new towns, are also worth watching. Applications are expected to continue in popular areas, including 'Bucheon Daejang Howstory Descent' in Daejang-dong, Bucheon City, with 548 units; 'Incheon Gyeyang A6' in Gyeyang District, Incheon, with 663 units; 'Godeok Gangil Complex 3' in Gangdong District, Seoul, with 1,305 units in the main subscription round; 'Gwanggyo A17' in Suwon City, with 600 units; and 'Hillstate Godeok Ellist' in Pyeongtaek City, with 2,122 units. By contrast, Seoul has only 1,869 units in total, so the concentration of housing subscription accounts is expected to intensify further because of the limited supply.
A total of 19,980 units are scheduled for presale in non-metropolitan areas. By region, South Chungcheong Province has the largest supply with 3,951 units, followed by Daejeon with 3,502 and Busan with 3,304.
Major developments include 'I-Park Mudeungsan Sky Foret' in Hak-dong, Dong District, Gwangju, with 2,299 units; 'Trisen Xi The Sharp Hillstate' in Byeon-dong, Seo District, Daejeon, with 3,404 units; 'Hillstate Geoje Signature' in Geoje, South Gyeongsang Province, with 1,963 units; 'Cheonan-Asan Station Grand City Feel House' in Asan, South Chungcheong Province, with 1,534 units; 'Cheongju Gagyeong I-Park Complexes 7 and 8' in Cheongju, North Chungcheong Province, with 1,671 units; and 'Busan Eco Delta City 12BL' in Gangseo District, Busan, with 1,086 units.
An official at Real Estate 114 said, "The concentration of housing subscription accounts on Seoul is likely to continue. In non-metropolitan areas, improvement in unsold inventory remains unclear except in some regions, adding to the burden of excess supply. Accordingly, buyers need a strategy focused on public presale homes with competitive prices or prime locations where the risk of unsold units is low and infrastructure is well established."
