Korea Land and Housing Corporation (LH) to Hold October Bid for Business Complex Site Near Unjeongjungang Station on Metropolitan Area Rapid Transit Line A (GTX-A)

According to LH on the 30th, the land being supplied consists of one parcel in F10 Block in Paju Unjeong 3 District, Paju-si, Gyeonggi Province. The site covers 25,904 square meters and is subject to a building coverage ratio of no more than 70% and a floor area ratio of no more than 500%. An officetel may also be built on up to 50% of the total floor area.
Recent changes to the permitting rules have also expanded the range of permitted uses. Hypermarkets and warehouse clubs, which are classified as retail markets, may be established among the permitted retail facilities.
The supply price is approximately 19.9 million won per 3.3 square meters, putting the total at around 155.9 billion won. The payment can be made in interest-free installments over three years. The site will be offered through open competitive bidding, with the highest bidder selected as the successful bidder.
LH will issue the supply announcement on the 30th and accept bid applications on the 28th of next month. The bids will be opened and the successful bidder announced on the same day, while contracts are scheduled to be signed from November 4 to 5.
Paju Unjeong 3 District, where F10 Block is located, is being developed across 7.16 million square meters in Mokdong-dong, Dayul-dong and Dangha-dong, Paju-si. A total of 49,711 housing units are expected to be supplied within the district.
The centerpiece of the area's transportation network is Unjeongjungang Station on GTX-A. If the Seoul Station–Suseo Station section opens by the end of the year, direct service to Dongtan Station will become possible, reducing travel times to central Seoul and major hubs across the Seoul metropolitan area. The Gyeongui–Jungang Line, Jayu Motorway, Second Jayu-ro and Seoul–Munsan Expressway are also accessible.
Nearby attractions include shopping facilities such as Lotte and Shinsegae outlet malls, along with Heyri Art Valley and Paju Book City. Green spaces have also been developed, including Unjeong Lake Park, Paju Garden, waterfront parks and small parks throughout the residential areas.
