'Private Park Special Development Complexes' with Large Parks on Their Doorsteps... Home Prices Twice the Regional Average

[Financial News] As access to a pleasant natural environment emerges as a key factor in homebuyers' decisions, apartments developed through private park special development projects are gaining popularity for incorporating large parks. According to a consumer survey for Emerging Trends in Real Estate 2026, jointly released on the 30th by Heerim Architects & Planners, R2Korea Real Estate Investment Advisory, and Gallup Korea Research Institute, the share of respondents who cited "greenery and landscaping facilities within the complex" as important rose 10 percentage points, from 18% last year to 28% this year.
Complexes developed through private park special development projects are drawing attention as demand surges for pleasant residential environments near forests and parks. Under these projects, private developers turn long-unexecuted urban park sites into parks, donate a substantial portion to local governments, and build apartments on part of the land. This allows residents to enjoy large parks and housing facilities at the same time.
These complexes are also standing out in market prices. According to the comprehensive apartment platform Hogangnono, Icheon Xi The Park, supplied through the Buak Park in Icheon private park special development project, had an average transaction price of KRW 14.33 million per 3.3 sq. m., well above the figures for Gwango-dong at KRW 9.56 million and Icheon overall at KRW 9.52 million. Gangneung Lotte Castle Signature, developed alongside Gyodong 7 Park, also recorded KRW 21.02 million per 3.3 sq. m., higher than the Gangneung average of KRW 9.14 million. In the presale market, Changwon Lotte Castle Forest, with an average subscription ratio of 28.3 to 1, and WIPARK Jeju previously achieved strong subscription results.
Against this backdrop, new complexes developed through private park special development projects will continue to be supplied in major areas during the second half of this year, drawing homebuyers' attention.
Dongbu Construction plans to begin sales of Geomdan Centerville Grand Foret in October in Oryu-dong, Geomdan-gu, Incheon. The complex will have three underground levels and up to 27 aboveground floors, with nine buildings and 843 households ranging from 59 to 84m2 in exclusive floor area. It is the first private park special development complex in Geomdan. Alongside the complex, the approximately 100,000-square-meter Geomdan No. 16 Neighborhood Park—about the size of 14 soccer fields—will be developed, offering convenient access to walking trails, deck paths, a water playground, and an artificial waterfall.
Lotte Engineering & Construction plans to begin sales in October of Gyeonggi Gwangju Station Lotte Castle Signature Phase 2, which is being built in Ssangnyeong-dong, Gwangju, Gyeonggi Province. The complex will comprise 10 underground levels, up to 26 aboveground floors, 10 buildings, and 1,249 households with exclusive floor areas ranging from 59 to 246m2. Set alongside the approximately 510,000-square-meter Ssangnyeong Park, it is a forest-adjacent complex featuring premium eco-friendly green spaces, including the Four Seasons Forest, a glass greenhouse, and a forest performance venue.
Taeyoung E&C also plans to begin sales in November of Gumi Park One Desian in Doryang-dong, Gumi. The complex, comprising 1,355 households with exclusive floor areas ranging from 84 to 110m2, will be developed alongside an approximately 550,000-square-meter neighborhood park.
