Gangnam's Irwon-dong Hansol Apartment Complex to Expand from 570 to 960 Units After Redevelopment... Gangseo's Yeomchang Complexes from 602 to 986 Units

[Financial News] Hansol Apartment in Irwon-dong, Gangnam-gu, Seoul, will be transformed into a comfortable residential complex of up to 25 stories and 960 units that blends with the natural environment of Daemosan.
Seoul Metropolitan Government announced on the 29th that it held the 11th meeting of the delegated subcommittee for Rapid Integrated Planning under the Urban Planning Committee on the 28th and approved with modifications the plan to designate the Hansol Apartment redevelopment district, establish a redevelopment plan and conduct a landscape review.
Hansol Apartment in Irwon-dong, an aging complex completed in 1994, was rezoned through the review from a Type 2 general residential area limited to seven stories or fewer to a Type 2 general residential area. With a legally permitted maximum floor-area ratio of 249.99%, the redevelopment will expand the complex from 570 units to a total of 960 units, including 79 public rental units.
The site was designed to make use of its location at the foot of Daemosan by minimizing visual obstruction and securing open views. The plan also overcomes the difference in elevation between the site and Daemosan while significantly improving pedestrian conditions.
Public welfare facilities for local residents will also be significantly expanded. A 2,000-square-meter social welfare facility, including a day-care center, will be built on the public contribution site to the northwest to meet the demand for senior care. An open-style public daycare center and Community Childcare Center will be created on the lower floors near the Daemosan Entrance intersection to improve childcare services.
A Seoul Metropolitan Government official said, "The residential environment in the Irwon-dong area is expected to improve significantly through better pedestrian conditions and the expansion of welfare facilities tailored to local needs."
Seoul Metropolitan Government also approved with modifications the redevelopment plan and district designation proposal for Yeomchang Woosung 1st and 2nd complexes and Samchully Apartment on the same day.
As a result, Yeomchang Woosung 1st and 2nd complexes and Samchully Apartment, aging complexes in Yeomchang-dong, Gangseo-gu, will be transformed into a residential complex of up to 39 stories and 986 units. The complexes, which were completed about 34 years ago, secured a foundation for redevelopment under Seoul Metropolitan Government's revised '2030 Basic Plan for Urban and Residential Environment Improvement.' The plan raises the floor-area ratio for semi-industrial areas from 250% to 400% and applies a business feasibility adjustment coefficient. In particular, the projects cleared the review about 14 months after consultations on Rapid Integrated Planning began in July 2025, demonstrating their rapid progress. Under the redevelopment plan, the complex will expand from 602 units to a total of 986 units, including 224 public rental housing units, and is expected to contribute to increased housing supply in southwestern Seoul.
The newly developed complex includes various specialized plans to improve convenience for residents and pedestrians. First, the road passing through the complex will be widened to improve the route used by students commuting to nearby Yeomgyeong Elementary School, while also improving conditions for village buses and vehicles traveling to and from surrounding complexes. In addition, shaded rest areas, low-rise arcades and street trees will be installed along the sun-exposed neighborhood streets so that residents and students visiting the Han River can walk more comfortably. These measures will create a 'shaded pedestrian environment' to help mitigate heat waves.
In preparation for a super-aged society, some units larger than 85 square meters will be planned as 'three-generation senior housing,' allowing parents and children to live together while maintaining separate living arrangements. The plan is intended to increase housing diversity.
Myung No-jun, head of Seoul Metropolitan Government's Housing Office, said, "The redevelopment project in Gangseo-gu is expected to have a positive impact on surrounding complexes as well. We will provide comprehensive support to ensure that it develops into an excellent residential complex."
