Bando Apartment in Ichon, Yongsan, to Become a 58-Story High-Rise Complex Along the Hangang River

[Financial News] Bando Apartment in Ichon-dong, Yongsan District, will be transformed into a residential complex along the Hangang River with up to 58 stories, 49 years after its completion.
The Seoul Metropolitan Government announced on the 29th that it had held the 11th meeting of the Urban Planning Committee's Rapid Integrated Planning Delegated Subcommittee on the 28th and conditionally approved the proposal to designate the redevelopment district and establish the redevelopment plan for the Bando Apartment reconstruction project, among other items.
Completed in 1977, Bando Apartment in Ichon-dong is located between Ichon Station and Seobinggo Station, with the Hangang River and Hanuri Park nearby to the south, giving it an excellent location. However, the complex has deteriorated over the years. Following the approval, the 192-unit complex secured the foundation for reconstruction into a comfortable residential development with a total of 276 units, including 55 public housing units, and up to 58 stories.
The new complex will maximize the advantages of its location along the Hangang River and feature open spaces designed to coexist with the local community. Community facilities, including a small library, a residents' café and a lounge connected to Hanuri Park, will be fully open to local residents to expand spaces for communication. In addition, 10-meter-wide pedestrian areas will be created between the complex and the roads along the Hangang River and Dongjak-daero, significantly improving access to Hanuri Park and pedestrian convenience.
The Seoul Metropolitan Government's plan to create "the right to walk in the shade" will also be actively incorporated to address climate change during the summer. Based on sunlight analyses for each pedestrian section, shade shelters and awnings will be installed in areas with insufficient shade. Two rows of street trees will also be planted to create a comfortable and safe walking environment for residents even during heat waves.
A Seoul Metropolitan Government official said, "The reconstruction of Bando Apartment will now move into full swing following the approval of the redevelopment plan, giving a boost to housing supply in Ichon-dong. We will actively support the creation of an open residential complex that capitalizes on the locational value of the Hangang River and the park."
