A 2,200-Unit Mega-Complex Embracing Jungnangcheon to Be Built in Junggok-dong, Gwangjin District

[Financial News] An aging low-rise residential area in Junggok 1(il)-dong, Gwangjin District, Seoul, will be transformed into an eco-friendly mega-complex with 2,200 households centered around Jungnangcheon and Achasan Mountain.
The Seoul Metropolitan Government announced on the 29th that it had held the 11th Subcommittee on Delegated Authority for Rapid Integrated Planning Maintenance Projects and Other Matters under the Urban Planning Committee on the 28th and approved with modifications the proposal to determine the maintenance plan and designate the maintenance district for the Junggok 1(il)-dong Area A Housing Maintenance-Type Redevelopment Project.
The area has been densely populated with aging low-rise homes since a land readjustment project was carried out in 1974. Although it is well located between Gunja Station and Junggok Station on Seoul Subway Line 7, calls for redevelopment have continued because of its narrow back roads and inadequate infrastructure. Under the latest decision, its zoning was upgraded from a Type 2 General Residential Area, including areas limited to seven stories or fewer, to a Type 3 General Residential Area. A business feasibility adjustment coefficient of 1.53 was applied, securing a floor area ratio of 299.54% under the maintenance plan. The area will consequently be transformed into a mega-complex of 2,200 households, including 424 rental units, with buildings rising up to 35 stories.
The new complex will feature specialized designs to strengthen its connections with Jungnangcheon, Yongmasan Mountain and Achasan Mountain. A 6,724-square-meter children's park will be created on the eastern side of the complex, along with a pleasant green walking path and green streetscape leading to Jungnangcheon Waterfront Park. In addition, a 20-meter-wide view corridor will be opened from Jungnangcheon toward Achasan Mountain to create a three-dimensional skyline with a sense of openness.
Daily-life infrastructure for local residents will also be significantly expanded. A neighborhood community center, day care center and public parking lot with 89 spaces will be built together on a public complex facility site connected to the park, enhancing convenience. Major roads around the complex, including Dongil-ro, Gingorang-ro and Myeonmok-ro, will also be widened. The plan further calls for a cross-shaped pedestrian network leading to Jungma Elementary School to create a safer and more efficient transportation environment.
Myung No-jun, head of the Seoul Metropolitan Government's Housing Office, said, "Quality housing is expected to be supplied in the aging low-rise residential area of Junggok-dong, which has remained stagnant for more than 50 years, while a green and waterfront living area connecting Jungnangcheon and Achasan Mountain will be created. We will actively support the process so that subsequent procedures can move forward quickly."
