"University-Adjacent Complexes Are the Trend"... Apartments Near Universities Continue to Set Record Highs

[Financial News] Apartments located near universities are performing strongly in the sales market, backed by abundant demand from faculty and students.
According to the results of the 2026 Basic Education Statistics Survey released by the Korean Educational Development Institute (KEDI) on the 28th, there are 324 general, education, and junior colleges nationwide this year, with a total of 303,774 faculty and staff members. Residential areas near university districts can continuously absorb not only demand from university employees seeking to live close to work, but also diverse rental demand from students and office workers. They are therefore highly favored in the real estate market. In particular, areas with several universities have built a strong demand base that is not limited to a specific group, making them a key driver of rising apartment prices.
In fact, according to actual transaction price data from the Ministry of Land, Infrastructure and Transport (MOLIT), an 84-square-meter unit at Ansan Lake Town Prugio in Gojan-dong, Danwon-gu, Ansan, Gyeonggi Province, sold for 1.1 billion won in August this year, setting a new record high. The complex, located near several universities including Hanyang University ERICA Campus, rose by 160 million won from the 940 million won transaction recorded in November last year.
The same trend is evident in Incheon and other major cities outside the capital region. An 84-square-meter unit at Yonghyeon Xi Crest in Michuhol-gu, Incheon, and one at Juan Park Xi the Platinum in Juan-dong sold for 625 million won and 600 million won, respectively, this year, setting all-time price records on the strength of demand from nearby university districts, including Inha University and Incheon National University. An 84-square-meter unit at Daeyeon Hillstate Prugio in Daeyeon-dong, Nam-gu, Busan, also set a new record after selling for 1.075 billion won in April, helped by its location near Kyungsung University and Pukyong National University (PKNU).
Against this backdrop, newly launched apartment complexes that offer access to extensive university-area infrastructure and strong underlying demand are set to enter the market, drawing considerable attention from prospective buyers.
IPARK Hyundai Development is currently offering Cheonan IPARK City Complexes 3 and 4 for sale in the area around Budae-dong, Seobuk-gu, Cheonan, South Chungcheong Province. The complex will comprise 1,714 households with exclusive areas ranging from 84 to 116 square meters. Korea University of Technology and Education Second Campus and Kongju National University Cheonan Campus are located within a 1-kilometer radius, while Dankook University, Sangmyung University, and Baekseok University are also nearby. Cheonan General Industrial Complex and other industrial complexes are located close by, creating strong demand from school and corporate employees. The development also offers a station-area location near Buseong Station on Seoul Metropolitan Subway Line 1, which is scheduled to open in 2029, as well as a pleasant residential environment near Seongseong Lake Park.
A consortium of IPARK Hyundai Development, Hyundai Engineering and Construction, and POSCO E&C is also offering City Ociel Complex 9 Ocean Park View, comprising 1,949 households, in Block 1 of Yonghyeon-Hagik District in Incheon. The complex is expected to benefit from its proximity to university districts, including Inha University, and the station-area premium of Hagik Station on the Suin–Bundang Line, which is scheduled to open in 2028. Xi S&D is offering Chungjeongno Station Xi Renais, comprising 299 households, in Jungnim-dong, Jung-gu, Seoul, near major prestigious universities such as Yonsei University and Ewha Womans University.
GS Engineering & Construction plans to offer Yeonje Gallery Xi in October in the area around Yeonsan-dong, Yeonje-gu, Busan. The complex will comprise 499 households, including units with an exclusive area of 84 square meters, and is located near university districts including Busan National University of Education. With access to three subway stations and extensive everyday infrastructure, it is expected to attract considerable attention.
