Hyundai Engineering to Begin Sales of 'Hillstate Seongnam Metroble' Next Month

[Financial News] Hyundai Engineering will begin sales of Hillstate Seongnam Metroble next month near Dandaeogeori Station on Subway Line 8 in Seongnam, Gyeonggi Province.
Hyundai Engineering announced the sales plans on the 28th.
The complex will be built on the former KT site in Dandae-dong, Sujeong-gu, Seongnam. It will consist of two buildings, ranging from six basement levels to 34 above-ground floors, with 189 residential officetel units offering exclusive areas of 74 to 95 square meters, along with neighborhood commercial facilities. Units measuring 84 square meters account for the largest share at 161 units, followed by one 74-square-meter unit and 27 units measuring 95 square meters.
The site's biggest advantage is the expected benefit from the development of a legal district. A legal district is being developed on the former site of Seongnam Industrial Complex's First Industrial Complex in nearby Sinheung-dong, Sujeong-gu. Suwon District Court Seongnam Branch and Suwon District Prosecutors’ Office Seongnam Branch, currently located near Namhansanseong Entrance Station on Line 8, are scheduled to relocate there. The court and prosecutors' office have long faced calls to relocate because of aging facilities and a lack of space. After more than 20 years of discussions, changes to the urban management plan have been completed and officially announced. Hyundai Engineering expects that the nearby Seongnam Tax Office, together with the relocated institutions, will create a business district concentrated with legal and administrative agencies. This is expected to generate demand from legal professionals seeking homes close to their workplaces.
The complex also benefits from strong transportation links. Exit 7 of Dandaeogeori Station on Line 8 is directly in front of the site, allowing residents to reach Jamsil Station without transfers. From Jamsil Station, transferring to Line 2 provides convenient access to the Gangnam area. Major road networks, including the Gyeongbu Expressway, the Seoul Ring Expressway, and the Yongin–Seoul Expressway, are also easily accessible. Part of the former First Industrial Complex site has been developed into Huimangdae Park. Public and medical facilities, including the Seongnam Tax Office, Sujeong-gu Office, and Seongnam Citizens Medical Center, as well as schools such as Dandae Elementary School, Seongnam Seo Middle School, and Soongsin High School, are located nearby.
In terms of its design, the complex features a premium balcony layout rarely seen in residential officetels, expanding the usable space compared with units of the same size. Dedicated storage rooms in front of each unit's entrance will also improve storage convenience. Neighborhood commercial facilities will be developed within the complex.
A sales official said, "This site has attracted interest for a long time because of the future value of the planned legal district and its location near Dandaeogeori Station on Line 8. The scarcity of newly built residential facilities, considering their accessibility to Gangnam and Pangyo, is being highly valued, so we expect strong interest from buyers considering both owner-occupancy and future value." A model home is under construction in Dongcheon-dong, Suji-gu, Yongin.
