After Buyers Lined Up to View It, the Price Jumped from KRW 500 Million to KRW 800 Million... A Look at Seoul's Best-Selling Apartment Complex [Jip Nawara Ttukttak!]

[Financial News] Which apartment complex received the most buyers' choices in Seoul during the first half of this year? It was neither a newly built large-scale complex nor an ultra-expensive development in Gangnam. The answer is SK Bukhansan City Apartment Complex in Mia-dong, Gangbuk District.
The complex has 3,830 households, and the total exceeds 5,000 when rental units are included, making it the largest in the Gangbuk area. As jeonse prices continue to soar and people without homes line up to buy their own, YouTube's 'Jip Nawara Ttukttak!' visited the site on the 24th to explore why it has attracted such particular attention.
■ Immediate subway access and a forest with clean airWhen SK Bukhansan City Apartment Complex was completed in 2004, its transportation access was considered a drawback. But after Solsaem Station opened in 2017, it quickly gained a reputation for being exceptionally close to a subway station. Although the light-rail line is relatively small, residents can reach central business districts such as City Hall and Gwanghwamun within 30 minutes, easing the commuting burden for office workers. The distance is somewhat less convenient, however, for those commuting to Gangnam or Yeouido.
There is also a passage near the upper end of the complex that connects directly to hiking trails in Bukhansan National Park. Its fresh air and close connection to nature are major attractions.
People in their 30s and 40s who visit the complex place a high value on its childcare and educational environment. Samgaksan Elementary School and Samgaksan Middle School are adjacent to the complex. Only residents of the apartment complex are assigned to Samgaksan Elementary School, helping foster a strong peer community. Samgaksan Middle School ranks among the top schools in Gangbuk District for academic achievement and has a relatively high rate of admission to special-purpose high schools. Local elderly volunteers also control traffic on major roads during school arrival and dismissal times, allowing 'working moms and dads' to feel safe. One resident said, "Because it is a good place to raise children, many couples start out in a unit in the 20-pyeong range when they get married, then move to larger 30- and 40-pyeong units within the same complex as their children grow."
■ Uphill roads are a drawback... 'High satisfaction for the price' below KRW 1 billionThe steep road at the entrance and the complex's large size make it somewhat difficult to find individual buildings. Once inside, however, a large, level plaza, playgrounds with a twist, and green spaces enhance the pleasant environment.
With the median price of apartments in Seoul recently surpassing KRW 1 billion, all three unit types at SK Bukhansan City Apartment Complex—59, 84 and 114 square meters—can still be purchased in the KRW 700 million to KRW 900 million range. Prices have risen sharply, however, as transactions were brisk early this year. A 59-square-meter unit sold for KRW 590 million on January 2, but reached a record high of KRW 830 million on August 5. The most recent transaction was KRW 797 million, a slight decline. An 84-square-meter unit set a new high at KRW 923 million on August 13, followed by transactions in the KRW 800 million range. A 114-square-meter unit was contracted at KRW 900 million on the 5th.
One resident who moved in a year ago described it as "the borderline apartment complex that salaried couples can choose if they want to live in Seoul." Its excellent school district and pleasant natural environment are why it is considered an apartment complex offering high residential satisfaction for the price, rather than merely good value for money.
