Profitable Hotel... 'Myeong-dong Mighty Hotel' Sale Picks Up Pace [fn Market Watch]

[Financial News] Mighty Hotel, a hotel-and-retail mixed-use asset at the entrance to Myeong-dong, has returned to the market and is now moving swiftly toward a sale. With foreign tourist numbers recovering and Seoul's hotel investment market improving, attention is focused on whether the sale, which fell through last year, will close this time.
According to investment banking industry sources on the 27th, Mastern Investment Management and Savills Korea recently sent out investment memorandums and began tours for prospective buyers of Myeong-dong Mighty Hotel, formerly Line Hotel, in Euljiro 2-ga, Jung-gu, Seoul. Including independent tours, dozens of potential buyers are expected to inspect the property. The sale bid is scheduled for October 6.
Mighty Hotel has two basement levels and nine above-ground floors, with a gross floor area of 4,384.45 square meters. The mixed-use asset includes retail outlets such as Haidilao and Outback Steakhouse on the lower floors and a hotel on the upper floors. Its location between Euljiro 1(il)-ga Station and Myeong-dong Station is considered a key advantage, as it can capture foot traffic from the Myeong-dong commercial district first.
The real estate investment banking industry is showing interest in assets that are relatively modest in size and investment cost. They are less burdensome than large offices or super-large hotels, while their combination of hotel and retail space offers broad operational flexibility. Industry observers say value-add strategies can be pursued through lease restructuring, retail rent adjustments and more efficient hotel operations. Expectations are also rising as institutional funds continue to flow into hotel assets in similar locations.
Above all, the recovery in foreign tourism is strengthening Myeong-dong's commercial district. According to the Ministry of Culture, Sports and Tourism (MCST), 10.71 million foreign tourists visited South Korea in the first half of this year, the highest figure ever recorded for a six-month period. As Myeong-dong is one of the representative commercial districts most foreign visitors seek out first, hotel room rates and retail sales are improving together. Industry sources say average daily rates (ADR) continue to rise, while spending on dining, cosmetics and fashion is also showing a clear recovery.
Seoul's hotel transaction market is also showing signs of recovery. According to the GenstarMate Research Center, Seoul hotel transactions totaled approximately 1.5 trillion won in the first half of this year, meaning a significant portion of the 2024 annual transaction volume had already been completed. Transaction prices per 3.3 square meters and per room have also risen to their highest levels. This indicates that demand is growing again for acquisitions aimed at immediate operation or value enhancement through renovations.
Mighty Hotel was put up for sale once last year, but the process did not result in a final transaction. JB Asset Management was selected as the preferred bidder at the time, but the negotiations failed to produce a deal. However, with tourism demand recovering and sentiment toward hotel investments improving, market observers believe the sale is more likely to close this time.
An official in the real estate finance industry explained, "Near-new small- to mid-sized hotels at the entrance to Myeong-dong are scarce. With the increase in foreign tourists coinciding with improved operating performance, asset values are entering a phase of reassessment."
For Mastern Investment Management, the sale is also an opportunity to reassess the timing of its exit. Asset value and the operating environment have improved even after last year's failed sale, while continued buying demand for hotels in the Myeong-dong area has further strengthened the negotiating conditions.
