"It’s 10 Minutes from Dongtan Station, but Apartment Prices Are Half as High" ... Home Prices Surge Around PyeongtaekJije Station

[Financial News] As apartment prices rise in major residential areas of southern Gyeonggi, end users are turning to nearby areas with relatively lower housing costs. With Dongtan and Yongin Suji posting double-digit growth rates this year, the area around PyeongtaekJije Station is drawing attention because of its connections to the metropolitan transportation network.
According to Real Estate R114 on the 22nd, apartment transaction prices in Jije-dong, where PyeongtaekJije Station is located, rose 6.44% from January through August this year. This contrasted with a 0.33% decline recorded in Pyeongtaek-si during the same period.
A differentiated trend also emerged in Segyo-dong, which is close to PyeongtaekJije Station. PyeongtaekJije Station Xi rose 4.4% during the same period, while apartment prices in Segyo-dong fell 0.45%.
Market watchers cite the area’s relative price competitiveness and metropolitan transportation access as the main factors. High-speed trains can take passengers from PyeongtaekJije Station to Dongtan Station in around 10 minutes. Suseo Station is also reachable in the 20-minute range.
The area’s ability to connect quickly to the Dongtan living sphere while offering relatively lower housing costs is also considered a key advantage. Based on data from KB Real Estate, Real Estate Info compared the average transaction prices of 84m2 units in representative local apartment complexes. The average was KRW 1.663 billion near Dongtan Station and KRW 747 million around PyeongtaekJije Station.
The transportation network around PyeongtaekJije Station is set to expand further. Seoul Subway Line 1 and high-speed rail services currently operate there, while extension projects for GTX-A and GTX-C to Pyeongtaek are underway. A project to directly connect Suwon-originating KTX services to PyeongtaekJije Station via Suwon Station and Seojeongni Station is also in progress.
New apartment supply is planned for the PyeongtaekJije Station area. Hanwha E&C Division plans to begin selling Hanwha Forena Jije Station in October in the area around 725 Segyo-dong, Pyeongtaek-si, Gyeonggi Province.
The complex will consist of 12 buildings, ranging from two basement levels to a maximum of 27 above-ground floors, with a total of 1,098 units. By exclusive-use area, the complex will include 950 units measuring 84m2 and 148 units measuring 116m2.
