Mokdong Complexes 9 and 13 Pass Integrated Redevelopment Review... Up to 49 Stories and 7,810 Units

[Financial News] The redevelopment projects for Mokdong Complexes 9 and 13 in Yangcheon District, Seoul, have passed an integrated review. Both complexes will be rebuilt to a maximum of 49 stories, providing a total of 7,810 housing units.
According to the Seoul Metropolitan Government on the 22nd, the 20th Integrated Review Committee for Maintenance Projects, held on the 21st, conditionally approved separate integrated review proposals covering seven areas—architecture, landscape, education, transportation, disaster prevention, environment and parks—for the Mokdong Apartment Complex 9 redevelopment project in the area around Lot 312 in Sinjeong-dong, Yangcheon District, and the Mokdong Apartment Complex 13 redevelopment project in the area around Lot 327 in Sinjeong-dong.
Mokdong Complex 9 is an aging complex that was completed approximately 39 years ago. Through redevelopment, it will be transformed into a residential complex with 41 apartment buildings, up to 49 above-ground stories and 3,958 housing units. It is located near Mokdong Central District, Yangcheon-gu Office and Yangcheon Neighborhood Park, with Seoul Sinseo Elementary School to the north.
Mokdong Complex 13 will also be rebuilt to a maximum of 49 stories, replacing the existing aging complex with 26 residential buildings and 3,852 housing units. It is located near Mokdong Central District, Yangcheon-gu Office and Yangcheon-gu Office Station on Subway Line 2.
Mokdong Complex 13 incorporated recommendations presented at the 15th Integrated Review Committee for Maintenance Projects and the advisory recommendations from the committee's first subcommittee meeting on Aug. 25. These included easing floor restrictions in low- and mid-rise sections and diversifying the heights of the main buildings.
Both complexes will feature public pedestrian walkways that allow residents to cross through the developments. Mokdong Complex 9 will create a 15-meter-wide public walkway connecting Mokdong Complex 10 to the west and Mokdong Complex 8 to the east. A 25-meter-wide north-south pedestrian axis will also connect Mokdong Central District with Seoul Sinseo Elementary School.
Mokdong Complex 13 plans to build a 15-meter-wide public walkway linking Mokdong Complexes 11 and 12 to the west with Mokdong-ro to the east. It will also create a 25-meter-wide north-south walkway connecting Yangcheon-gu Office, government offices and Yangcheon-gu Office Station.
Open community facilities, water features and parks will be arranged around the public walkways. The plan is to strengthen their functions as school routes and neighborhood streets while creating pedestrian and rest areas that local residents can also use.
Tower-type and slab-type apartment buildings will be arranged together, while piloti structures will be applied to all buildings to enhance openness within and around the complexes. Neighborhood shops will be placed along Mokdongseo-ro and Mokdongdong-ro, which border Mokdong Central District, to create commercial streets. Green spaces will also be expanded by establishing connections to underground sunken gardens and applying three-dimensional landscaping.
In areas with heavy pedestrian traffic, including near sidewalks, bus stops and public walkways, two rows of trees, shade structures and rest areas will be provided in consideration of tree species and walkway widths. The integrated review also called for shaded pedestrian routes to strengthen Mokdong's pedestrian network.
Myeong No-jun, head of the Seoul Metropolitan Government's Housing Office, said, "The redevelopment of Mokdong Apartment Complexes 9 and 13 is expected to blend with redevelopment projects in the surrounding Yangcheon District area and create a harmonious skyline." He added, "We will continue to do our utmost to improve the residential environment of aging apartment complexes in southwestern Seoul and promote the supply of housing that residents want."
