Deloitte Anjin LLC to Advise on Leasing Yongsan's '10,000-Pyeong Office' [fn Market Watch]

[Financial News] As development of the Yongsan International Business District (YIBD) begins in earnest, a competition to secure tenants first has begun in the surrounding office market. Deloitte Anjin LLC is handling leasing marketing for the office building in the complex development project for Najin Shopping Center Zones 12 and 13 in Yongsan, developed by Seobu T&D, and is seeking to attract artificial intelligence (AI) companies and global firms.
According to the real estate industry on the 21st, Deloitte Anjin LLC was recently selected as the exclusive leasing advisor for the office building in the Najin Shopping Center Zones 12 and 13 complex development project being pursued by Seobu T&D in the area of 2-8, Hangangno 3-ga, Yongsan District, Seoul. The two parties signed a contract last July and are currently conducting leasing marketing.
Najin Shopping Center Zones 12 and 13 is a mixed-use development project combining offices and officetels. The site area is 5,792 square meters (approximately 1,752 pyeong), and the total floor area reaches 73,161 square meters (approximately 22,131 pyeong). Of this, the office portion alone has a total floor area of 33,259 square meters (approximately 10,061 pyeong).
The market is closely watching whether development of the Yongsan International Business District (YIBD) will expand demand for office facilities. Since the project site is adjacent to the metropolitan transportation network at Yongsan Station and large-scale development and redevelopment projects are also planned nearby, there are expectations that it could benefit from the future restructuring of the Yongsan office market.
In particular, this leasing advisory is focused on securing key tenants from the development stage, rather than filling vacancies after the building is completed. As large-scale office developments continue, securing high-quality tenants before completion is emerging as a major factor determining initial vacancy rates and asset value.
Deloitte Anjin LLC is responsible for the entire leasing marketing process, from asset branding and developing leasing strategies to identifying potential tenants and negotiating contracts. Using its domestic and international corporate networks, the firm plans to focus on identifying tenants, including AI companies and global enterprises, that can be linked to the future industries of the YIBD. It will also regularly produce newsletters covering market trends and development progress in the Yongsan area for use in marketing to potential tenants.
