MOLIT Opens Call for Specialized Public Rental Housing Projects, Offers Bonus Points to Projects Outside the Seoul Metropolitan Area

[Financial News] The government will identify public rental housing projects equipped with care facilities, co-working spaces and other amenities tailored to the needs of young people, seniors and households raising children. Starting with this call for proposals, projects outside the Seoul metropolitan area will receive bonus points, while new floor-area standards will apply to specialized facilities in youth- and child-rearing-friendly housing.
The Ministry of Land, Infrastructure and Transport (MOLIT) said on the 18th that it will accept applications for specialized housing proposals from public housing project operators, including local governments and local public corporations, from the 21st through November 20.
Specialized housing combines public rental housing with resident-tailored facilities and services, such as social welfare facilities, care spaces and co-working offices. Selected projects will receive financial support, including equity investments and loans from the Housing and Urban Fund.
The call for proposals covers four categories: youth-specialized housing, locally proposed specialized housing, senior welfare housing and employment-linked supportive housing.
Youth-specialized housing provides floor plans preferred by young people, built-in furniture and community facilities in well-located areas, such as neighborhoods near subway stations. Under the locally proposed model, local governments can design eligibility requirements and residency periods based on local needs, including childbirth and rural settlement.
Senior welfare housing is designed for people aged 65 or older who do not own homes. It combines convenience features such as safety grab bars with senior dining halls and health counseling rooms. Employment-linked supportive housing provides co-working spaces and startup centers for entrepreneurs, small and medium-sized enterprise workers and industrial-park employees.
Youth-specialized housing projects will receive KRW 800 million if they secure at least 300 square meters of specialized facilities. For child-rearing-friendly housing, support will total KRW 2 billion for at least 500 square meters, KRW 2.8 billion for at least 700 square meters and KRW 3.82 billion for at least 1,000 square meters.
MOLIT plans to announce the candidate sites at the end of December after reviewing proposals, conducting on-site inspections and carrying out presentation evaluations.
Han Sung-soo, director general for housing welfare policy at MOLIT, said, "We hope that public housing project operators, including local governments, will show strong interest and participate so that a variety of specialized housing needed by local communities can be actively identified and supplied through this call for proposals."
