Seoul Commercial, Office Building Transactions Hit 2.6 Trillion Won in July... Shift from Mega-Sized to Mid- and Large-Sized Deals

[Financial News] Seoul’s commercial and office real estate market has shifted from being dominated by a single mega-sized transaction to a more evenly distributed structure featuring multiple mid- to large-sized deals.
RSQUARE Analytics (RA), the analytics arm of commercial real estate services company RSQUARE, led by CEO Lee Yong-gyun, analyzed actual transaction-price data from the Ministry of Land, Infrastructure and Transport (MOLIT). The analysis found that Seoul’s commercial and office building transactions totaled 2.6272 trillion won in July, across 184 deals. The number of transactions rose 7.0% from the previous month, when there were 172 deals, but total transaction value fell 6.6% from 2.8115 trillion won. Average transaction value per deal declined 12.6% to 14.28 billion won.
The change stemmed from a shift in the composition of transactions. The number of large deals worth at least 100 billion won remained unchanged at six in both June and July. However, a single mega-sized deal worth 811.2 billion won accounted for 28.9% of all transactions in June, while July’s largest deal was valued at 445 billion won, bringing its share down to 16.9%.
Major July transactions were spread relatively evenly across mid- to large-sized assets, including the 445 billion won Gangnam 358 Tower in Yeoksam-dong, Gangnam-gu; the 350 billion won Homeplus Yeongdeungpo Branch in Mullae-dong, Yeongdeungpo-gu; the 265 billion won LC Tower in Donggyo-dong, Mapo-gu; the 163 billion won A-One Tower Dangsan in Dangsan-dong, Yeongdeungpo-gu; the 150 billion won Case Square in Donggyo-dong, Mapo-gu; and the 121 billion won Gwanghwamun G Square in Taepyeong-ro, Jung-gu.
Compared with the same month a year earlier, when transactions totaled 2.9418 trillion won across 190 deals in July 2025, total transaction value and the number of deals declined 10.7% and 3.2%, respectively. On a cumulative annual basis, however, the market maintained its upward trend. The number of transactions from January through July 2026 reached 1,217, up 17.2% from the same period a year earlier. Total transaction value also rose 8.2% to 13.9693 trillion won, continuing a trend in which transaction-count growth outpaces the increase in transaction value.
RSQUARE Research Center analyzed, "To accurately understand the market’s actual direction, it is necessary to examine not only changes in monthly totals but also changes in the size and distribution of individual transactions."
