Bukgajwa District 6 Receives Project Implementation Approval After 12 Years; 1,953 Homes to Be Built

[Financial News] Bukgajwa District 6 in Seoul’s Seodaemun District has received approval for its project implementation plan 12 years after being designated as a redevelopment district. The area’s residential environment is expected to change significantly with the construction of apartment buildings containing up to 34 floors and 1,953 homes, along with Bulgwangcheon Cultural Park.
According to Seodaemun District on the 17th, the district announced on the 16th that it had approved the project implementation plan for the Bukgajwa District 6 Housing Reconstruction and Redevelopment Project in the area around 372-1 Bukgajwa-dong.
Bukgajwa District 6 was designated as a redevelopment district in May 2014 and received approval for the establishment of its residents’ association in February 2020. It passed the Seoul Metropolitan Government Integrated Deliberation Committee for Urban Renewal Projects in November last year and applied for approval of its project implementation plan in May this year. In total, 12 years passed from the district’s designation to approval of the project implementation plan.
The approval finalized specific aspects of the project, including the arrangement of apartment buildings and infrastructure. The association will now proceed with subsequent procedures, including approval of its management and disposal plan.
The project will create 1,953 homes in 16 buildings ranging from six underground floors to 34 above-ground floors on a site measuring 104,656 square meters. In addition to supplying a large number of homes, the project will create parks and pedestrian spaces connecting Bulgwangcheon Stream with surrounding areas.
In particular, the designation as a special architectural district will allow the residential buildings to feature varied heights, facades and forms. Taking advantage of the site’s location along Bulgwangcheon Stream, the complex is planned to harmonize with the surrounding landscape.
A cultural park for residents will be built between the complex and Bulgwangcheon Stream, with a public parking lot installed beneath the park. A public pedestrian passage connecting Bulgwangcheon Stream to Seoul Bukgajwa Elementary School will also be secured to improve students’ commuting safety and residents’ walking convenience.
The area also has convenient transportation. Digital Media City Station nearby provides access to Subway Line 6, the Gyeongui-Jungang Line and the Airport Railroad. Jeungsan Station on Subway Line 6 is also close, while Susaek-ro and the Naebu Expressway offer convenient access by car.
Seodaemun District Mayor Park Woon-ki said, "I will carefully oversee the remaining administrative procedures so that the expectations of residents who have waited 12 years can lead to tangible changes in their residential environment." He added, "I will continue communicating with residents so that this redevelopment project revitalizes the new complex and the surrounding neighborhoods together."
