Hannam District 3 to Become a 5,970-Unit 'Mini New Town'... First Hannam New Town Project Nears Construction Start

[Financial News] The redevelopment project in Hannam District 3, Yongsan District, is gaining momentum. A residential complex on the scale of a mini new town, with 5,970 households, is set to be built around 686 Hannam-dong.
According to the Seoul Metropolitan Government on the 16th, the 19th meeting of the Integrated Deliberation Committee for Urban Renewal Projects, held on the 15th, conditionally approved the report on the integrated review of the Hannam District 3 Redevelopment Zone housing redevelopment project across eight areas: architecture, landscape, transportation, education, parks, disaster prevention, firefighting and the environment.
The project will create 123 buildings, a maximum of 21 stories high, containing 5,970 apartment units, along with ancillary and welfare facilities. The development will also include 1,020 public rental units.
Elementary schools, parks, public offices, social welfare facilities and parking lots will also be built, transforming the area into a self-sufficient residential complex on the scale of a mini new town.
Taking into account the site’s location between Namsan and the Hangang River, as well as its hilly terrain, the complex will feature buildings whose heights and forms are arranged to follow the landscape. Differences in elevation will be used to create a three-dimensional streetscape. The landscape plan is designed to preserve residents’ and citizens’ views of Namsan while harmonizing with the scenery along the Hangang River.
A shaded pedestrian network will also be introduced to prepare for heat waves. Greenery, landscaping and rest areas will be placed along major pedestrian routes, including Usadan-ro and public pedestrian paths, allowing residents and citizens to move comfortably under the shade.
The Integrated Deliberation Committee for Urban Renewal Projects called for revisions to prevent excessive retaining walls, taking the area’s hilly terrain into account.
Myung No-jun, head of the Seoul Metropolitan Government’s Housing Office, said, "We will closely manage the permitting and approval process and support the rapid delivery of this large-scale housing supply."
