Construction Company Names Are Disappearing in Apgujeong and Banpo...‘This Change’ Is Sweeping Affluent Neighborhoods

[Financial News] Recently, major high-end residential complexes in Seoul have increasingly adopted independent brands unique to each development instead of the existing housing brands of construction companies. As these projects have already demonstrated their scarcity value through their locations and product quality alone, the move is seen as an effort to reflect each complex’s distinct value directly in its name rather than remain tied to a corporate brand.
According to the redevelopment industry on the 14th, Banpo THE H Class, the redevelopment project for Sections 1, 2 and 4 of Banpo Jugong Apartment Complex 1 in Seoul’s Seocho District, is reportedly discussing a name change ahead of its scheduled move-in next year. Some association members have proposed removing Hyundai Engineering and Construction’s high-end residential brand, THE H, from the complex name to emphasize the project’s unique scarcity.
A similar trend has emerged in Apgujeong. Hyundai Engineering and Construction proposed “Apgujeong Hyundai” for Apgujeong District 3 Reconstruction Zone and Apgujeong District 5, while Samsung C&T secured construction rights for District 4 by putting forward a separate brand, “Cullinan Apgujeong.”
Industry observers say the trend is centered on high-end residential developments that emphasize location and product quality, highlighting the identity of the project itself rather than the brand of a particular construction company. Instead of relying on the recognition of an established brand, developers are pursuing a strategy of turning the complex’s name itself into a distinctive brand.
There are also examples among existing high-end residential complexes that do not prominently feature a construction company’s brand. Nine One Hannam, built by LOTTE Engineering & Construction, uses an independent name combining the location and the project’s address. PH129 and Eterno Cheongdam, built by Hyundai Engineering and Construction, likewise use complex names separate from the company’s housing brand. The Parkside Seoul, currently under construction in Yongsan District, also uses a project-specific brand.
The same trend is appearing in the greater capital region. A mixed-use residential complex being developed around Lots 95 and 99 in Bansong-dong, Dongtan 1 New Town, Hwaseong, Gyeonggi Province, has adopted the project-specific brand “Arcmere Dongtan.”
A sales official said, “Because the project was planned as a product pursuing a hyper-end concept completely different from existing apartments, choosing an independent brand came naturally.”
Arcmere Dongtan will rise to a maximum of 49 floors and comprise a total of 1,808 households, with POSCO E&C serving as the builder. A designer who has collaborated with global luxury brands is participating in the exterior design, while European kitchen furniture and finishing materials are also planned for the interiors of the units.
An industry expert said, “Ultimately, a brand is a means of supporting trust.” The expert added, “In addition to location and product quality, developers consider factors such as the brand’s recognition and credibility as a whole, then choose the approach that can most effectively convey the identity and competitiveness of the project.”
