[Financial News] The value of housing in areas around transfer hubs where urban railway lines and arterial roads intersect is increasing. This is because there are many transportation options available, and it is convenient to travel between work and residential areas. Analysis suggests that this advantage is maximized, particularly in large cities where workplaces and commercial and cultural facilities are dispersed across multiple locations. According to Real Estate R114 on the 14th, 10 out of the top 20 apartment complexes in Busan with the highest price fluctuation rates last year were located near urban railway transfer stations.
The average price increase rate for 10 complexes during this period was 12.14%, which is significantly higher than the 0.16% increase rate for all apartments in Busan during the same period.
Near Geoje Station, where Urban Railway Line 3 and the Donghae Line intersect, 'Sajik Lotte Castle the Classic' in Sajik-dong rose by 14.2%, ranking second overall in Busan, while 'Not_found' in Geoje-dong rose by 13.8%, taking third place. Additionally, in the Dongnae Station area, where Urban Railway Lines 1 and 4 meet, 'Not_found' in Myeongnyun-dong followed with a 13.1% increase.
They share the commonality of having both urban railway transfer networks and major arterial roads developed together. The Geoje and Yeonsan areas are accessible via Urban Railway Lines 1 and 3 and the Donghae Line, and are connected to Jungang-daero, Geoje-daero, and World cup-daero. Analysis suggests that locations offering numerous options are demonstrating competitiveness in the housing market.
Attention is also focused on new apartments scheduled for supply in Yeonsan-dong, Busan. GS Engineering & Construction is introducing 'Not_found' on the site of the existing Xi Gallery in Yeonsan-dong, Yeonje-gu.
Not_found is scheduled to be built on a scale of 499 households in the area of 1123-1, Yeonsan-dong, Yeonje-gu. The complex is located in a triple transfer station area where Line 1, Line 3, and the Donghae Line intersect at Yeonsan Station, Busan National University of Education Station, and Geoje Station. Residents can also utilize existing living infrastructure formed around the Yeonsan Intersection, such as the medical town, administrative and business facilities, and commercial facilities.
Not_found is the first application in Busan of the Xi apartment brand, which was renewed for the first time in 22 years. Standing at a maximum of 43 floors, it forms a new skyline for Yeonsan-dong and features the Xi apartment brand's unique exterior designs, including Uni-Xi, which GS Engineering & Construction is introducing for the first time in Busan. As for the community, a book lounge in collaboration with Kyobo Book Centre is planned within 'Not_found'.
