[Financial News] GS Engineering & Construction’s ‘Mokdong Yoonseul Xi’ recorded a maximum subscription competition rate of 32 to 1. Its central Mokdong location, equipped with educational and daily-life infrastructure, as well as its differentiated design, is believed to have attracted prospective buyers. 
According to the Korea Real Estate Board’s Cheongyak Home on the 9th, double-digit competition rates continued across the main subscription groups for Mokdong Yoonseul Xi, which took place on the 8th.
Group 1 (115m2A) recorded a competition rate of 32 to 1 among Seoul residents receiving priority, while Group 2 (114m2B) posted 20.3 to 1 and Group 3 (114m2C) posted 20.7 to 1.
The subscription results are interpreted as reflecting demand from people seeking to improve their housing conditions while remaining within their existing educational and daily-life zones. Expectations for improved residential conditions following redevelopment in the Mokdong area, along with potential demand for alternative housing during the future relocation process, were also cited as factors driving interest.
The development’s features, which are rarely found in conventional officetels, received favorable reviews. Balconies are included in every unit, while selected types feature four-bay layouts with excellent natural lighting and ventilation, as well as balconies on two or three sides.
The community facilities are designed to provide exercise, relaxation and leisure within the complex. Floors B1 through B3 will house ‘CONCORD CLUB by JOSUN,’ a membership-based wellness facility operated under contract by Josun Hotels & Resorts. The complex will also include a swimming pool, fitness center, golf practice range and sauna.
Financial benefits are also being offered to reduce the burden of purchase. These include a deferred-interest payment program for interim payments and a fixed annual interest rate of 2.5% on interim-payment loans.
Major appliances, including system air conditioners, air purifiers, refrigerators, all-in-one washer-dryers, dishwashers, induction cooktops and convection ovens, will be provided as standard. Imported kitchen furniture, Italian porcelain tiles and ceramic panels are also included in the standard specifications.
Meanwhile, Mokdong Yoonseul Xi will be developed on the former KT Mokdong site, comprising six basement levels and up to 48 floors above ground, three buildings and a total of 651 units with exclusive areas ranging from 114 to 203m2. Winners will be announced on the 11th, and contracts will be signed on the 13th and 14th. The model home is located at 919-8 Mokdong, Yangcheon District, Seoul. Occupancy is scheduled for the second half of 2030.
