A large complex of 1,600 households to be built in the Dorim-dong area of Yeongdeungpo District

[Financial News] A large complex with at least 45 floors and 1,600 households will be built in the Dorim-dong area of Yeongdeungpo District, Seoul.
Seoul Metropolitan Government announced on the 9th that it has finalized the Rapid Integrated Planning for the redevelopment of the area around 133-1 Dorim-dong, Yeongdeungpo District, and will begin full-scale development of a residential complex near the station, including the construction of the new Dorim Intersection Station on the Sinansan Line.
The site was formed in the 1960s as a residential area supporting Yeongdeungpo's semi-industrial district, but it has remained an aging, low-rise residential area due to being neglected by surrounding developments, such as the development of former factory sites around Yeongdeungpo Station and the Singil Redevelopment Promotion District to the south.
In particular, the traffic environment within the site is poor, with narrow one-way roads 4 to 8 meters wide, mixed pedestrian and vehicle sections, and numerous on-street parking lots.
In order to proactively prepare for regional changes resulting from the establishment of a new station and climate change such as heatwaves, Seoul Metropolitan Government has set the basic direction as "residential complexes that lead future changes by harmonizing station-area vitality with shaded street forests" and prepared a comprehensive plan that includes the creation of green and pedestrian spaces, the improvement of the transportation system, and the expansion of living social infrastructure (SOC).
This plan incorporates key elements to maximize the locational advantages of the target site, such as laying the foundation for realizing 'shaded pedestrian rights,' improving the road system to meet traffic demand, expanding public facilities for residents' convenience, forming a phased skyline considering local conditions, and applying customized incentives such as upgrading land-use zones and applying correction factors.
It includes plans to arrange street forest parks along the newly established Dorim Intersection Station and neighborhood streets, and to connect pedestrian spaces so that shade continues along citizens' daily movement paths.
With the confirmation of this Rapid Integrated Planning for redevelopment, planning has been completed for 199 out of a total of 311 locations in Seoul. Detailed information on the Rapid Integrated Planning and 3D simulation videos can be found in the 'Rapid Integrated Planning Online Archive.'
Kim Chang-gyu, head of Seoul Metropolitan Government's Urban Space Headquarters, stated, "This Rapid Integrated Planning reflects the intent and principles of the 'right to walk in the shade' so that everyone can walk, wait, and rest safely and comfortably even amid heatwaves."
