[Financial News] Broadcaster Kim Gu-ra expressed disappointment over the real estate situation in Siksa-dong, Ilsan.
The YouTube channel 'GreeGura' released a video on the 4th titled 'A Report on Public Sentiment in Our Neighborhood, Part 2—Siksa-dong, Ilsan.' In the video, Kim Gu-ra discussed home prices and living conditions in Siksa-dong, Ilsan.
Kim Gu-ra also explained why he moved to Siksa-dong in 2011. He said, "At the time, Hong Seo-beom and Lee Gwang-gi were living there and recommended it as a good place," adding, "I decided to move in after hearing that it was a premium residential complex where people from Gangnam came to live." Regarding the residential environment, he said, "There is Dongguk University Ilsan Hospital, a foreign language high school, and excellent landscaping, but using the subway is inconvenient." He added, "Its strengths and weaknesses are clear, so it’s a rather depressing situation."
Real estate expert Kim Inman, who appeared on the program, said apartments in Siksa-dong were undervalued. He stated, "Prices for a 49-pyeong unit in Complex 4 rose to KRW 1.035 billion in October 2021, but they are now around KRW 745 million," adding, "They are significantly undervalued at present. Even without a subway station, they should reasonably be worth around KRW 1.3–1.4 billion."
Kim Gu-ra expressed his disappointment by citing examples from people around him. He said, "People who sold their apartments in Daechi-dong and moved here regret it, and actor Lee Kye-in also sold his apartment in Yeouido and moved here. He lamented, 'What on earth have I done?'" He continued, "It is truly an outstanding place in terms of housing conditions and the surrounding environment, but it is difficult to understand why home prices remain at roughly their original sale price."
