[Financial News] Geonyeong Apartment in Sillim-dong, Gwanak District, will be transformed through reconstruction into a complex with up to 29 floors and 620 households.
On the 31st, Gwanak District said it will conduct a public inspection of the proposed revision to the redevelopment plan for the Geonyeong Apartment reconstruction project in the Sillim-dong 746-43 area through Sept. 21.
The revised plan aims to address the limitations of the existing plan and align with higher-level frameworks such as the 2030 Seoul Metropolitan Government Urban and Residential Environment Improvement Master Plan. It will reflect a profitability adjustment coefficient and reexamine the building height plan. The goal is to reduce the burden on residents and improve conditions for advancing the redevelopment project.
Under the revised plan, the 20,789-square-meter site in the Miseong-dong (Sillim-dong 746-43) area will be redeveloped into nine apartment buildings with four basement levels and up to 29 floors above ground. The project is expected to create a total of 620 households, including 24 rental units.
The district will also move forward with procedures related to the plan revision and project implementation approval at the same time. Using the integrated review for the project implementation plan under the Act on the Improvement of Urban Areas and Residential Environments, along with special provisions for reviewing plan revisions and project implementation approval, the district intends to run the procedures in parallel rather than separately.
The revised plan can be reviewed at the Housing Division of Gwanak-gu Office and at the office of the Geonyeong Apartment Reconstruction Association. Residents and other stakeholders may submit written opinions during the public inspection period, and the district plans to reflect any comments deemed valid in the redevelopment plan.
A resident briefing session will be held at 3 p.m. on the 4th in the main auditorium on the fourth floor of the Miseong-dong Community Center. The session will explain the main points of the revised plan and the future project schedule, while also collecting residents' feedback.
After completing the public inspection, the district plans to finalize and announce the revised plan after seeking the district council's opinion and going through Seoul Metropolitan Government's integrated review.
Park Jun-hee, Mayor of Gwanak District, said, "Through the public inspection and resident briefing session, we will make sure residents fully understand the revised plan and have the opportunity to share their opinions." He added, "We will actively support the Geonyeong Apartment reconstruction project so that it can move forward quickly and transparently."
