Five Aging Villa Complexes in Sangil-dong to Be Redeveloped as a 1,492-Unit Apartment Complex

[Financial News] Aging low-rise apartment complexes in Sangil-dong, Gangdong District, Seoul, will be transformed into a large residential complex through integrated redevelopment.
The Seoul Metropolitan Government said on the 30th that it had revised and approved a plan to designate the redevelopment zone and determine the redevelopment plan for the Sangil-dong villa complex integrated redevelopment project at the 10th Urban Planning Committee's fast-track planning subcommittee meeting held on the 28th.
The redevelopment plan covers five aging villa complexes built in 1986: Hyundai, Samsung, Woosung, Hyosung and Daelim. The area spans 82,640.7 square meters. The district, which previously had 498 households, will be reborn as a large complex with up to 29 stories and a total of 1,492 households, including 121 public housing units.
The key goal of the plan is to efficiently reorganize land use, which had been scattered across individual complexes, and comprehensively improve infrastructure.
To make the most of the rich natural scenery, including Myeongil Neighborhood Park to the north and Seungsangsan to the south, the plan applies a skyline that gradually lowers toward the park. It also secures open view corridors from major roads and intersections toward the park, allowing green views from both inside and outside the complex.
In addition, parks that had been scattered throughout the complex will be rearranged to create a small park. A 6-meter-wide public pedestrian passage will connect the park to the walking trail in Myeongil Neighborhood Park, greatly improving access and convenience for nearby residents. Shops and a public daycare center will also be placed along Sangam-ro to create an open complex that engages with local residents. The plan will also improve the transportation environment by widening part of Sangam-ro and installing a bicycle-only lane.
The Director General for Housing of the Seoul Metropolitan Government said, "We will actively support the creation of a pleasant residential complex where not only residents of the complex but also local residents can feel the changes, by expanding housing supply and improving access to parks as well as the pedestrian and transportation environment."
