Gwangjin Moa Town and Seongbuk Moa Housing Projects Pass Review, 643 Homes to Be Supplied

[Financial News] The Seoul Metropolitan Government said it is accelerating the redevelopment of aging low-rise residential areas and has finalized the supply of a total of 643 homes in Guui-dong, Gwangjin District, and Seongbuk-dong, Seongbuk District.
The Seoul Metropolitan Government announced on the 28th that, at the 10th Integrated Review Subcommittee for Small-Scale Housing Redevelopment held on the 27th, the Moa Town management plan for the area around 587-58 Guui-dong, Gwangjin District, and the Moa housing project implementation plan for the area around 300-5 Seongbuk-dong, Seongbuk District, were respectively conditionally approved and approved with revisions. Through this review, a total of 643 homes, including 92 rental units, will be supplied, while the residential environment, school routes, and pedestrian conditions will also be significantly improved.
First, the area around 587-58 Guui-dong, Gwangjin District, covering 20,358 square meters, will see two Moa housing projects, increasing the number of homes from 320 to 591, including 92 rental units. Located between Guui Station and Gangbyeon Station, the area had an urgent need for redevelopment, as aging and deteriorated buildings accounted for 81.6 percent of the total.
The plan also includes a new road connecting the broken section of Guuigangbyeon-ro 3-ga-gil west of Gunan Elementary School and Seoul Gwangjin School to Guuigangbyeon-ro. To provide a safer school route for students and pedestrians who previously had to take detours or share roads with vehicles, pedestrian space will be secured on both sides of the road. In addition, the project will improve feasibility by applying a business adjustment coefficient, while neighborhood facilities and shared-use facilities will be placed on the lower floors to enhance convenience for local residents.
The Seongbuk-dong area at 300-5, Seongbuk District, which also passed review, is a low-rise residential area on hilly terrain located in the Bugaksan Mountain natural landscape district and a dense embassy residence area. It will be redeveloped from an aging residential area that is 48 years old into a 52-unit apartment complex. The project was designed as a four-story underground to four-story above-ground building to harmonize with the surrounding landscape, and its viability was secured by easing the building coverage ratio in the natural landscape district from 40 percent to 50 percent and the height limit from four stories and 16 meters to 20 meters. It will also create a separate pedestrian path by using space within the site, eliminating safety risks from the existing mixed-use road for vehicles and pedestrians.
Myeong No-jun, director general for housing at the Seoul Metropolitan Government, said, "This review has put the redevelopment of aging low-rise residential areas in Guui-dong and Seongbuk-dong into full swing," adding, "We will actively support follow-up procedures so that not only housing supply but also school routes around schools and neighborhood pedestrian conditions, which residents can feel in their daily lives, are improved together."
