"Gangnam rent at 150,000 won?" Seoul unveils 30-year long-term rental homes [Home, Here I Come!]

On the 27th, the real estate YouTube channel 'Jip Nawara Ttukttak!' analyzed the '2026 National Rental Housing Recruitment Notice' released by Seoul Housing & Urban Development Corporation (SH Corporation) on the 20th. The latest recruitment covers 1,973 households in total: 409 immediate move-in vacancies and 1,564 reserve households that will move in sequentially when future vacancies arise.
National Rental Housing is a public rental housing program built for low-income households and leased for 30 years or longer to ensure housing stability. It does not convert to ownership.
■ Gangnam also offers monthly rent in the 150,000-won range... A look at Segok, Magok, and Eunpyeong
The supply areas include the Segok district in Gangnam District, the Magok and Balsan districts in Gangseo District, and Eunpyeong New Town.
One of the most notable areas is Segok 2 District in Gangnam District. Centered on Suseo Station, it offers access to Seoul Subway Line 3, the Suin–Bundang Line, and GTX-A. Green spaces such as Tancheon and Yulhyeon Park are also nearby. Private-brand apartments such as Raemian, Hanyang Sujain, and Hanshin are included as well.
For a 49-square-meter unit in Building 3 of Raemian Fore in Segok 2 District, the standard rental terms for general applicants are a deposit of 54.8 million won and monthly rent of 384,200 won. If the rent is converted to the deposit to the maximum extent, the deposit rises to 96.1 million won and the monthly burden falls to 153,600 won. On the other hand, if the deposit is reduced, it drops to 21.92 million won, with monthly rent increasing to 452,700 won.

For general applicants to 59-square-meter units in Magok Sumyeongsan Park, Buildings 1 through 7 in the Balsan district, the deposit ranges from 40.02 million won to 43.23 million won, while monthly rent ranges from 293,200 won to 321,700 won.

For a 49-square-meter unit in Eunpyeong District 3, the standard rental terms are a deposit of 47.43 million won and monthly rent of 319,200 won. If the deposit is raised to the maximum, monthly rent falls to 127,600 won with a deposit of 81.74 million won. If the deposit is minimized, it drops to 18.97 million won, with monthly rent rising to 378,400 won.
■ Smaller units depend on residence, while 59-square-meter units hinge on subscription savings accounts
The most important point in the application process is that priority eligibility standards differ by unit size.
For units under 50 square meters, priority goes to households with monthly average income at or below 50% of the median. For one-person households, the threshold is 70%, and for two-person households, it is 60% or less. By contrast, for homes between 50 and 60 square meters, applicants must have monthly average income at or below 70% of the median and must be enrolled in a comprehensive housing subscription savings account with at least 24 payments to qualify for priority. For one-person households, the income threshold is 90%, and for two-person households, it is 80% or less.

Priority applications will be accepted through SH's online application system from 10 a.m. on Aug. 31 to 5 p.m. on Sept. 3. If the number of priority applicants exceeds twice the number of available units, no secondary applications will be accepted. Whether secondary applications will be opened can be checked on the SH website at 9 a.m. on Sept. 16.
The final winners will be announced on Feb. 15 next year, and contracts are scheduled to be signed from March 3 to 5.
