[Financial News] The commercial district in Myeongil-dong, Gangdong District, Seoul, will be transformed into a mixed residential and business support hub for eastern Gangdong.
On the 27th, the Seoul Metropolitan Government said that the 14th Urban and Architecture Joint Committee, held on the 26th, conditionally approved a revision to the district unit plan designation for the Godeok housing site (commercial land in Myeongil-dong).
The target area covers about 89,000 square meters around 47 Myeongil-dong in Gangdong District. It is the only commercial zone within the Godeok housing development district and is home to Godeok Station on Seoul Subway Line 5 and a large private academy district.
Nearby redevelopment in Myeongil-dong and the development of Godeok Biz Valley are under way. Godeok Station is expected to become a transfer station for Seoul Subway Lines 5 and 9 as Line 9 is extended, but there have been concerns that the existing district unit plan is limited in reflecting these changing conditions.
With this decision, the roughly 89,000-square-meter area around 47 Myeongil-dong in Gangdong District is expected to strengthen its foundation for development as a central hub through higher building heights and floor area ratios, as well as the introduction of senior housing and specialized tourism accommodation zones.
The floor area ratio will be raised to 800 percent for general commercial zones, with an allowable ratio of 880 percent, reflecting Seoul's revised district unit plan framework. Height standards will also be eased, with arterial roads and corner lots set at a base of 120 meters and a maximum of 160 meters, while interior lots will be limited to a base of 80 meters and a maximum of 110 meters.
The city will also encourage the introduction of senior housing to respond to the super-aged society. If a certain share of senior housing is installed, apartment housing will be allowed and the permitted floor area ratio will be increased by up to 80 percentage points. Building height may also be relaxed up to the maximum allowed height.
A temporary specialized tourism accommodation zone will be designated along Dongnam-ro. The measure is intended to meet medical tourism demand from Kyung Hee University Hospital at Gangdong and business lodging demand from nearby office complexes such as Godeok Biz Valley.
Kim Chang-gyu, head of Seoul's Urban Space Headquarters, said, "This plan revision has laid the groundwork for the commercial district in Myeongil-dong to become a key commercial hub for eastern Gangdong." He added, "We will actively pursue city policies that citizens can feel through proactive urban management that responds to a changing environment."
