Sadang 17 District in Dongjak District approved for association formation 22 months after site selection...to be transformed into an 865-unit complex

[Financial News] Sadang 17 District in Dongjak District, Seoul, has received approval to form a redevelopment association 22 months after being selected as a candidate site. It is the fastest case since Seoul Metropolitan Government introduced the rapid integrated planning system.
According to Dongjak District on the 26th, the district approved the formation of the association for Sadang 17 District, located around 63-1 Sadang-dong, on the 21st.
Earlier, Sadang 17 District submitted its application for association formation approval to the district office on July 27 after securing support from 80.8% of its 402 members.
In December last year, the district was upgraded from a Class 1 General Residential Area to a Class 2 General Residential Area after the redevelopment plan for the residential environment improvement project and the designation of the redevelopment zone were approved. As a result, it secured a floor area ratio of 238.25%.
Once the project is completed, a complex with up to 23 floors and a total of 856 households, including 141 rental units, will be built on a site of about 44,072.7 square meters.
The district also plans to build a multi-level pedestrian path using decks to overcome the topographical limitations of the steeply sloped area. It also aims to create a skyline that blends naturally with Hyeonchung Neighborhood Park and nearby apartment complexes.
Going forward, the district plans to swiftly move ahead with the remaining procedures, including approval for project implementation, with completion targeted for the second half of 2034.
On the 19th, the district appointed outside experts to the district mayor's direct redevelopment promotion committee and held its first meeting, completing the establishment of a control tower for faster decision-making on redevelopment projects.
In the second half of this year, it will establish a project promotion TF team for each district and a conflict management committee to mediate redevelopment disputes.
Ryu Sam-young, mayor of Dongjak District, said, "Sadang-dong is a place with transportation links that connect the center of Seoul and strong locational advantages." He added, "We will continue to operate the district's full-scale administrative support system, including the formation of project promotion TF teams for each district, to complete a leading urban development model that can maximize Dongjak District's hidden value."
