Guryong Village, Seoul's Last Shantytown, to Be Redeveloped into 2,120 Households... "Supplying Quality Housing in the Gangnam Area"

[Financial News] A total of 2,120 public housing units, in buildings up to 28 stories high, will be built in Guryong Village in Gaepo-dong, which is considered Seoul's last shantytown.
The Seoul Metropolitan Government said on the 22nd that it held the third Integrated Public Housing Review Committee meeting and conditionally approved the "Gaepo Guryong Village Public Housing Construction Project (M Block, B2 Block)."
With the project passing the review, the housing supply plan for the core area of Guryong Village has been finalized. The project, which will provide a total of 2,120 households, will be carried out in two sections: M Block with 300 households and B2 Block with 1,820 households. M Block will cover a site area of 12,901 square meters and consist of two basement levels and 15 above-ground floors. It will supply 115 units of integrated public rental housing, 165 Mirinae House public housing program units, and 20 public sale units. B2 Block will cover 52,718 square meters and rise from two basement levels to 28 above-ground floors. It will include 643 integrated public rental housing units and 1,177 Mirinae House public housing program units. Both blocks will offer a range of unit sizes from 31 square meters to 59 square meters, giving buyers and residents more options.
The Guryong Village project will adopt an eco-friendly design that preserves as much of the natural environment of nearby Daemosan and Guryongsan as possible. It will also feature highly insulated and airtight building envelopes, along with active use of renewable energy, to create a carbon-neutral premium residential complex. In addition, the plan calls for an integrated pedestrian network linked to neighborhood parks and community facilities, creating a pleasant and safe walking environment.
The Seoul Metropolitan Government plans to move the project forward quickly, completing the housing construction project approval process in the second half of this year, breaking ground in 2027, and aiming for completion in 2031. Myeong No-jun, Director General for Housing of the Seoul Metropolitan Government, said, "With this review, the supply of more than 2,000 public housing units in Guryong Village has moved onto the main track." He added, "It will not only dramatically improve the residential environment in Guryong Village, but also provide quality housing in the Gangnam area, where demand is high, greatly contributing to housing stability for citizens."
