"This method isn't bad"... A listing in Gangnam appears with a "600 million won owner loan"

[Financial News] A listing has appeared in Seoul's Gangnam area in which the owner offers a loan worth hundreds of millions of won. As President Lee Jae-myung sold an apartment in Yangji Village and set a mortgage of 1.77 billion won, attention is turning to whether this type of transaction will spread.
According to brokerage sources on the 21st, a 59-square-meter unit at Gangnam Jagok I-Park in Jagok-dong, Gangnam District, was listed with the phrase "600 million won owner loan." The sale price is 2 billion won, and the buyer effectively pays the remaining 1.2 billion won in cash while covering interest on the 600 million won loan.
A broker in Gangnam District said, "Owners with room to spare offer terms that let them earn interest at market rates," adding, "Buyers who want to move up to a better home by stretching their finances have no reason to turn this down. The needs line up."
This is a method often used in high-end apartments when buyers struggle to secure funds after the October 15 Real Estate Policy sharply reduced mortgage limits. At present, loans are available up to 600 million won for homes priced at 1.5 billion won or less, up to 400 million won for homes priced above 1.5 billion won and up to 2.5 billion won, and up to 200 million won for homes above 2.5 billion won. However, as commercial banks have raised lending barriers, even these limits have become uncertain. Regulations have also tightened across the board, including strict restrictions on home purchases using business loans.
On top of that, pressure on multi-home owners has increased since the government ended the temporary suspension of heavier capital gains taxes on May 9. As a result, sellers who need to dispose of homes quickly have turned to a "private loan" as a shortcut to attract demand.
An expert who requested anonymity said, "This is often used when a seller has enough cash but needs to sell quickly," adding, "It can be seen as a transaction using private lending through a seller financing arrangement, where the seller helps arrange the funds."
