On the 20th, Zigbang said that after analyzing actual apartment sale transactions nationwide for the first half of this year, it found that the entry price and transaction characteristics of the top 1% market varied widely by region.
Gyeonggi Province followed at 1.85 billion won, Daegu at 1.58 billion won, and Busan at 1.525 billion won.
Sejong City stood at 1.28 billion won, while Daejeon and Incheon were in the 1.1 billion won range. Gangwon Province and North Gyeongsang Province were in the 500 million to 600 million won range, highlighting clear regional gaps.

Transaction patterns also differed between the Seoul metropolitan area and the provinces. In Seoul, the top 1% market was shaped by a range of high-end complexes, including those along the Han River, redevelopment projects, and newly built luxury apartments. In Gyeonggi Province, the market expanded around areas with strong access to Seoul, such as Gwacheon, Seongnam's Bundang and Pangyo, and Hwaseong's Dongtan. In contrast, provincial markets were centered on Busan and Daegu, with top 1% transactions concentrated in a small number of landmark complexes representing each region rather than in many developments.
