Bundang Apartment That Was Worth 600 Million Won a Year Ago? Now It’s Surging

A 42-square-meter unit at Hansol Village 4 Complex in Jeongja-dong, Bundang-gu, which is being pushed for reconstruction, sold for 1.195 billion won on the 11th, setting a new record high. A year earlier, in June last year, it changed hands for 680 million won. A 36-square-meter unit also sold in the 600 million won range in June last year, but recently surpassed 1 billion won, reaching 1.04 billion won.
According to an analysis of Korea Real Estate Board data on the 29th, Hansol Village 4 Complex recorded the biggest apartment price increase nationwide over the past year (June 22, 2025 to June 22, 2026), with a gain of 64.31 percent. The increase is based on the sale price per 3.3 square meters.
What stands out is that six apartment complexes in Bundang made it into the top 10.
The data showed that, in addition to Hansol Village 4 Complex, Hansol Village 6th Complex ranked second with a gain of 59.94 percent. A 58-square-meter unit in the complex recently sold for 1.44 billion won. A year earlier, it was in the 1 billion won range, meaning the price jumped by 400 million won.
Mujigae 12 Complex in Gumi-dong, Bundang-gu, ranked fifth. Its apartment prices rose 56.42 percent over the past year. A 59-square-meter unit, which sold for 600 million to 700 million won a year ago, is now worth more than 1 billion won. Cheongsol Village Jugong 9 Complex in Geumgok-dong ranked seventh, while Jangan Town Geonyeong 3rd Complex in Bundang-dong and Hansol Village 5 Complex in Jeongja-dong took ninth and 10th place, respectively.

The reason many Bundang apartment complexes appeared in the top 10 is that expectations for reconstruction have been reflected in prices. In Bundang, one of the first-generation new towns, reconstruction projects are currently under way across multiple areas.
Ko Jun-seok, a professor at Yonsei University, analyzed that "in Bundang, jobs and location advantages are supporting the market, and reconstruction issues are adding to the momentum, so home prices are rising sharply." He added that "the reconstruction contribution payments are likely to be substantial, but buyers seem to be focusing on future value."
In Seoul, Hyundai Hometown in Banpo-dong, Seocho District, with 224 households in one building, ranked third and was the city’s biggest gainer. The complex is pursuing integrated reconstruction with nearby apartments.
Meanwhile, according to the Korea Real Estate Board, the average market price of apartments in Seoul as of June 22 exceeded 40 million won per 3.3 square meters, reaching 40.55 million won. The national average was 15.97 million won, while Bundang-gu stood at 47.68 million won.
