With a 2.6 billion won presale price in Bundang, Suji is heating up... This year's home price gains rank No. 1 nationwide

Seongnam-si's Bundang District and Yongin's Suji District have been taking turns at the top of the nation’s apartment price gain rankings, drawing attention. The two areas are only one Shinbundang Line stop apart and share the same living zone. As the presale price for a new apartment in Bundang topped 2.6 billion won for a 84-square-meter unit, neighboring Suji is emerging as an alternative place to live.
According to statistics released by the Korea Real Estate Board (KREB) on the 20th, apartment prices in Suji District had risen 7.10% so far this year through the 11th. That was the highest increase in the country during the period. Bundang, meanwhile, was up 4.88% this year.
Over the previous six months, from June 2, 2025, to December 29, Bundang District was the clear leader. Apartment prices there rose 17.04% during the period, overtaking Seoul's Gangnam area to rank No. 1 nationwide. Suji District apartment prices climbed 6.93% in the same period.
The figures show that the neighboring Bundang and Suji districts have been alternating as the nation’s top apartment market. In Bundang, price gains are being led by Pangyo New Town and redevelopment complexes. New apartment presale prices there have even surpassed 2.6 billion won. Last year, the highest presale price for the 84-square-meter unit at The Sharp Bundang Tier One, which accepted subscriptions, was set at 2.684 billion won.
As home prices in Bundang have surged, neighboring Suji District in Yongin has been gaining momentum this year. Suji District is part of the same living area as Bundang along the Shinbundang Line. In fact, Suji Xi Edition, which is currently being offered there, is reportedly seeing a contract rate of more than 80%.
Suji Xi Edition is located near Dongcheon station (Yongin). The complex has a total of 480 households. A sales official said, "Some buyers who had given up on signing contracts have come back and are now completing them." The official added, "With more than 80% already sold, a full sellout is expected soon."
The highest presale price for the complex's 84-square-meter unit is 1.565 billion won. That is more than 1 billion won cheaper than the new apartment presale price in Bundang. An official at S Real Estate in Dongcheon-dong, Suji-gu, Yongin-si, Gyeonggi-do, said, "Bundang home prices have risen too much, and since Suji is in the same living area but relatively cheaper, while future value can also be expected from development such as Yongin Platform City, demand from people in their 30s looking to buy their first home is increasing."
