Actual transaction prices of Seoul apartments rose 1.9% in February from January

[Financial News] The actual transaction price of Seoul apartments sold in February this year rose 1.9% from the previous month.
On the 20th, the Seoul Metropolitan Government said that, based on its analysis of Seoul apartment statistics for February 2026 released by the Korea Real Estate Board (KREB), actual transaction prices for Seoul apartments rose 1.9% from the previous month and 15.7% from the same period last year.
The February actual transaction price index is calculated by KREB after a full analysis of reported transaction data for sales contracts signed between Feb. 1 and Feb. 28, 2026, and filed within 30 days of the contract date in accordance with the Act on the Reporting of Real Estate Transactions, etc.
The weekly apartment price index, which KREB surveys and releases every week, showed signs of a gradual slowdown in February. However, the actual transaction price index, based on all February transactions, widened its increase from January. The city said this appears to reflect, with a time lag, some of the recent price gains in land transaction permit applications.
In particular, small apartments, measuring more than 40 square meters and up to 60 square meters, posted the sharpest increase, with a 2.95% gain. Demand appears to have concentrated on smaller, more affordable units.
Over the same period, actual transaction prices for apartment jeonse leases in Seoul as a whole rose 0.22% from the previous month. The northeastern part of the city recorded the highest increase at 0.85%, while the southeastern part rose 0.65% and the downtown area fell 0.37%.
As of the 15th, March apartment sales transactions in Seoul totaled 4,742. However, the figure could still rise, as real estate transactions may be reported within 30 days of the contract date. The district with the most transactions was Nowon-gu, with 663. It was followed by Guro District, Gangseo District, Seongbuk District and Eunpyeong District. These are all areas with a concentration of mid- to low-priced apartments driven by end-user demand.
As of the same date, March jeonse transactions for Seoul apartments stood at 9,441, down 0.7% from 9,511 in the previous month. Monthly rent transactions, however, rose 6.4% to 9,312 from 8,748 in February.
