18,808 Homes to Go on Sale Nationwide in February: "Demand Likely to Concentrate on Large Complexes in the Seoul Metropolitan Area"

[The Financial News] Around 12,000 homes in the Seoul metropolitan area will begin pre-sales in February.
According to Real Estate R114 on the 29th, a total of 18,808 units in 19 apartment complexes nationwide, including rental units, are scheduled to go on sale in February. This is more than double the 8,291 units supplied in the same month a year earlier and represents an increase of about 6,000 units from the previous month’s 12,531.
The increase in supply appears to be driven mainly by a rise in large-scale complexes. Real Estate R114 stated, "In the Seoul metropolitan area, general pre-sales from redevelopment and reconstruction projects are expected to draw strong interest, while in regional markets, subscription accounts are likely to concentrate on core areas with proven locations and product competitiveness." It added, "However, more complexes may adjust their schedules around the Lunar New Year holidays, so the planned supply volume could remain fluid."
In the Seoul metropolitan area, a total of 12,164 units are scheduled for pre-sale in February: 5,310 units in Gyeonggi Province, 3,439 in Seoul Special Metropolitan City, and 3,415 in Incheon Metropolitan City.
Large-scale complexes with 1,000 units or more include Guri Station Highnity River Park in Sutaek-dong, Guri (3,022 units); Forena The Sharp Incheon City Hall Station in Ganseok-dong, Namdong District, Incheon Metropolitan City (2,568 units); and The Sharp Singil Central City in Singil-dong, Yeongdeungpo District, Seoul Special Metropolitan City (2,054 units).
Major projects by leading builders set to launch sales include Raemian Ellavine in Banghwa-dong, Gangseo District, Seoul Special Metropolitan City (Samsung C&T, 557 units); Hauterre Banpo in Jamwon-dong, Seocho District, Seoul Special Metropolitan City (POSCO E&C, 251 units); and Anyang Station Central IPARK Sujain in Anyang-dong, Manan District, Anyang-si, Gyeonggi Province (HDC Hyundai Development Company and BS Hanyang, 853 units).
Outside the Seoul metropolitan area, 6,644 units are slated to go on sale. By region, there will be 1,948 units in South Chungcheong Province, 1,777 in North Gyeongsang Province, and 1,365 in South Jeolla Province. In particular, Cheonan and Changwon, which recorded relatively solid subscription results among non-metropolitan areas last year, are expected to attract strong attention again. Representative projects include Cheonan I-Park City Complex 5 and 6 in Seongseong-dong, Seobuk District, Cheonan-si, South Chungcheong Province (1,948 units), and Changwon Xi The Sky in Jungang-dong, Seongsan District, Changwon City, South Gyeongsang Province (519 units).
