[Financial News] The value of a building in Nonhyeon-dong, Gangnam-gu, Seoul, owned by Isu (44, legal name Jeon Gwang-cheol), vocalist of the group M.C the Max, is estimated to have risen by about 7 billion won over the past six years.
According to News1 and other outlets on the 25th, the building in Nonhyeon-dong, Gangnam-gu, that Isu purchased in October 2019 has generated an estimated market gain in the 7 billion won range in roughly six years.
At the time, Isu bought the building, which has one basement level and five floors above ground, in his own name for 8.94 billion won.
After acquiring the building in his personal name, Isu entrusted it under a bank trust structure. Because it was financed through a trust loan rather than a standard mortgage-backed loan, the exact loan amount has not been disclosed. However, observers suggest he likely borrowed around 80–90% of the purchase price, which is typical for such deals.
The property is a near-new building completed in 2017 and is located in a Type 2 general residential zone. Situated just off Hakdong Intersection, it is about an eight-minute walk from Gangnam-gu Office Station, where Seoul Subway Line 7 and the Suin–Bundang Line intersect.
Currently, some floors of the building are occupied by 325E&C, an entertainment agency founded by Isu. Other tenants include a restaurant, a Pilates studio, and similar businesses.
Recently, properties in the surrounding area have reportedly traded at around 180 million to 197 million won per pyeong (3.3m2). Taking into account road frontage and location factors, Isu’s building is estimated at roughly 170 million won per pyeong. Based on that figure, the building’s current market value is assessed at about 15.9 billion won, leading analysts to project a potential capital gain of around 7 billion won, depending on the timing of a sale.
Isu debuted in 2000 with the group Moon Child, which later changed its name to M.C the Max in 2002. The band went on to release hit songs such as "Goodbye For Now," "Don't Be Happy," and "No Matter Where."
In 2009, Isu was investigated by prosecutors on charges of paying for sex with a minor, and the following year he received a suspended indictment.
He married singer Lyn in 2014, but the couple agreed to divorce in August last year, ending their 11-year marriage.
