Major Renovation in Northern Seoul... Plans to Supply 103,000 Homes in Junggye, Sanggye, and Hagye-dong

[Financial News] Seoul City plans to supply 103,000 homes in the aging residential area around the Changdong Vehicle Depot, increasing the existing plan by about 30,000 homes. 
Seoul City announced on the 11th that it held the 15th Urban and Architecture Joint Committee on the 10th and approved the revision of the "Sanggye (Phase 1 and 2), Junggye, Junggye 2 Housing Development District Unit Plan Zone" in Nowon-gu.
This plan includes guidelines and directions for the development of aging residential areas considering spatial conditions and socio-economic changes, such as the development around the Changdong Vehicle Depot. 
If reconstruction is pursued as suggested in this district unit plan, the Sanggye (Phase 1 and 2), Junggye, and Junggye 2 districts, currently consisting of 76,000 homes, will be transformed into a central city in the northeastern region with 103,000 homes.
The Sanggye, Junggye, and Hagye-dong areas were developed as part of the 1980s policy to supply 2 million homes and have long served as a residential-focused urban function. However, as 30 to 40 years have passed since their creation, the complexes have aged, and due to changes in population structure and lifestyle diversification, new housing demand is increasing, making it urgent to redevelop into a vibrant self-sufficient city beyond a mere residential area.
In response, Seoul City plans to promote the project through mixed-use development by upgrading the zoning area. By accommodating various uses, it aims to enhance the station area function and promote high-density mixed-use development that combines jobs, housing, and culture, thereby increasing business feasibility. The height is set at 150m for the third general residential area and 180m for the mixed-use redevelopment zone. 
Additionally, a walking and green network connecting Jungnangcheon, Suraksan, and Buramsan will be established to complete a garden city. Furthermore, to secure the landscape, four major regional corridors and three district corridors on the 20m public pedestrian passage along the main arterial roads within the area will be set. The city plans to announce a re-examination notice as early as November and finalize the district unit plan within the year.
