Incheon Net Migration Surpasses Gyeonggi for the First Time in 44 Years

[Financial News] Incheon's net migration population has surpassed Gyeonggi-do for the first time in 44 years.
On the 2nd, Real House, a real estate evaluation company, analyzed Statistics Korea's population movement data and found that from January to June this year, Incheon recorded 207,844 people moving in and 188,703 moving out, resulting in a net migration of 19,141 people. The net migration population is the number of people moving in minus those moving out, indicating the population inflow trend of the region.
During the same period, Gyeonggi-do had a net migration population of only 16,014 people. This is the first time since statistics were compiled in 1981 that Incheon has surpassed Gyeonggi.
This reversal is largely due to the population movement from both Seoul and Gyeonggi to Incheon. In the first half of this year, 38,824 people moved from Gyeonggi to Incheon, more than the 24,659 people who moved directly from Seoul to Incheon during the same period.
While the inflow from Seoul supported Incheon's net inflow, the choice of Gyeonggi residents to move to Incheon further accelerated this trend. This is interpreted as a result of high housing costs, traffic congestion, and saturated living areas in Gyeonggi's new towns prompting moves to Incheon.
By age, the net inflow of infants aged 0-4 was over 1,500, showing a clear trend. Particularly, the net migration of people in their 30s and 40s was 7,766, the highest among all age groups. This indicates that the move to Incheon is centered around families with children. This is interpreted as a move based not only on simple housing cost savings but also on a comprehensive consideration of education, childcare infrastructure, and transportation environment.
Within Incheon, polarization by district is evident. As of the first half of the year, Seo-gu (+9,540 people), Jung-gu (+5,951 people), Michuhol-gu (+5,055 people), and Yeonsu-gu (+4,175 people) led the net inflow. Notably, Seo-gu and Michuhol-gu, where large-scale redevelopment and new housing supply are active, stood out. On the other hand, some areas like Namdong-gu (-3,146 people), Gyeyang-gu (-2,134 people), and Dong-gu (-846 people) continued to see net outflows, showing contrasting trends.
Kim Sun-ah, head of the Real House sales analysis team, said, "Incheon's top net migration position is a symbolic phenomenon showing the structural reorganization of housing demand in the metropolitan area," adding, "The demand for school districts and living infrastructure in Incheon's old city redevelopment areas and new towns is expected to have a positive impact on the housing market in the future."
In fact, significant new housing supplies are expected in Incheon in the second half of the year.
First, Doosan Construction will supply 'Doosan We’ve The Central Dohwa' in September through the redevelopment of Dohwa District 4 in Michuhol-gu. It will consist of 660 units in total, with 2 basement floors and up to 39 above-ground floors, and will be accessible from both Dohwa Station on Line 1 and Juan National Industrial Complex Station on Incheon Subway Line 2. Once the GTX-B line (planned) opens, access to Seoul Cheongnyangni, Yeouido, and Yongsan areas is expected to improve significantly. The medium-sized units of 59-84㎡ are expected to meet the preferences of young generations and newlyweds, while specialized community facilities such as a sky lounge, guest house, and fitness center are planned to enhance resident satisfaction. Dongbu Construction will supply 'Geomdan Centreville Edu City' in September in Geomdan New Town AB8 Block. It will consist of 17 buildings with 1,534 units in total, with 2 basement floors and up to 25 above-ground floors, and will secure an education-specialized location with nearby elementary, middle, and high schools. Benefits from the GTX-D (planned) and Incheon Line 1 extension are also expected.
The Doosan Construction and BS Hanyang consortium will present 'Doosan We’ve & Sujin Bupyeong The First' in September through the redevelopment of Bugae District 4 in Bupyeong-gu. It will consist of 1,299 units in total, with 2 basement floors and up to 25 above-ground floors, of which 514 units will be available for general sale. It is a station area complex near Gulpocheon Station on Line 7, with the GTX-B line planned, and nearby Bukwang Elementary, Bupyeong Middle, and High Schools provide educational conditions.
Yuseung Comprehensive Construction will supply 'Songdo International City Yuseung Hannadel' in the RC district of Songdo International City in the second half of the year. It will consist of 501 units in total, with excellent proximity to Songdo International Business District, and is expected to attract professional and foreign demand due to its proximity to international schools, Yonsei University, and Incheon University.
The Hanwha Construction and POSCO Construction consortium plans to supply 'Forena The Shop (tentative name)' in December around Incheon City Hall Station. It will consist of 2,568 units in total, with 35 above-ground floors and 24 buildings, of which 713 units will be available for general sale. Located in a double station area at Incheon City Hall Station on Incheon Lines 1 and 2, it is expected to become a landmark complex in the area with concentrated public offices, commercial areas, and school districts.
