[Financial News] The old residential area of Hongjedong, Seodaemun-gu, Seoul, will be transformed into an eco-friendly complex of 877 households.
Seoul City announced on the 17th that it has confirmed the rapid integrated planning for the area around Hongjedong 267-1, Seodaemun-gu. With this, the Shintong Plan area has increased to a total of 127 locations.
The area around Hongjedong 267-1 has an outdated building ratio of 88.2%, and many narrow steep slopes make pedestrian and vehicle access very difficult. Additionally, with a semi-basement housing ratio of 76.4%, the residential environment was poor. Selected as a candidate for rapid integrated planning in September 2023, a full-scale redevelopment project was promoted, and the long-standing wishes of residents who have suffered inconveniences were realized through this plan.
This area will upgrade part of the existing Type 2 general residential area to Type 3, apply a business correction coefficient of 1.81, and accommodate 877 households with a floor area ratio of 299.73% and a maximum height of 28 floors (82m). Additionally, Tax Office Road will be expanded from the existing width of 10~12m to 15m and restructured from two lanes to three lanes, greatly improving traffic conditions.
A circular pedestrian path system will be established within the complex, and a three-dimensional underground parking lot utilizing level differences will be introduced to simultaneously ensure space utilization efficiency and pedestrian convenience. A pedestrian street considering connections with adjacent apartment complexes will also be secured to enhance pedestrian connectivity between complexes.
Furthermore, to maximize the view of Inwangsan, a visual corridor of over 15m in width will be secured, and a rhythmical skyline will be formed with a level-difference layout that conforms to the terrain. Neighborhood living facilities will be arranged on the living street to promote street activation in daily life.
Seoul City and Seodaemun-gu aim to designate a maintenance area in the second half of 2025 and will swiftly proceed with procedures such as drafting a maintenance plan and urban planning committee review. Subsequently, administrative support will continue through integrated reviews to ensure smooth progress of subsequent procedures such as union establishment approval and project implementation approval.
Choi Jin-seok, head of Seoul City's Housing Office, said, "This rapid integrated plan for Hongjedong will breathe life into an area where maintenance has been delayed for a long time and will serve as an opportunity for the quick supply of 877 housing units," adding, "We look forward to transforming it into a residential space where nature, the city, and the daily lives of residents harmoniously blend."
