Although this complex is located in Gwacheon, it is attracting attention as a complex within the Seocho living area. Due to the application of the sale price ceiling system, the sale price is set at half the market price compared to the surrounding area, and fierce subscription competition is expected as a lottery complex.
However, from the perspective of preliminary subscribers, there is a growing sigh. The sale price has risen by more than 100 million won compared to the preliminary subscription price. This is the first time that the main subscription sale price has risen by more than 100 million won.
Specifically, the estimated sale price at the time of preliminary subscription was 503.07 million won for 46㎡ and 599.47 million won for 55㎡. Compared to the main subscription sale price, it has risen by an average of 100 million won, up to a maximum of 120 million won.
For preliminary subscription winners, the significantly increased sale price is inevitably a burden. This is because the subscription was received from low-income and low-asset citizens at the time of the preliminary subscription.
As of 2021, when the preliminary subscription was received, the Newlywed Hope Town allowed subscription applications only if assets were within 307 million won and monthly income was within 3.72 million won (for a two-person household). One preliminary subscription winner said, "It is not easy to save about 100 million won in four years with our income," and "Even if we take out a loan, it is not easy to raise funds." For this complex, preliminary subscription winners will proceed on the 18th to 19th, and the main subscription will proceed on the 20th to 21st.
Earlier this month, about 40% of preliminary subscription winners gave up the main subscription for Namyangju Wangsuk New Town A1·A2 blocks. The fact that the sale price rose by about 80 million won compared to the estimated sale price is cited as a significant factor in the dropout.
An industry official said, "As the main subscription is delayed, construction costs have skyrocketed during this period, and the construction period has been extended," and "For future main subscription complexes, the sale price is inevitably expected to rise significantly compared to the preliminary subscription price."
