On the 10th, a sales representative at the Global Industrial Complex 'Brain City' in Pyeongtaek City, Gyeonggi Province, said that interest in Pyeongtaek real estate is rising as a semiconductor boom is anticipated.
■'Bansekwon' Pyeongtaek, the atmosphere is changing
The Pyeongtaek real estate market is regaining vitality along with the favorable winds of the semiconductor industry. This area, where Samsung Electronics' Pyeongtaek Campus, the world's largest semiconductor production base, is located, has been a representative industry-linked real estate market where house prices have fluctuated significantly in line with several semiconductor business cycles in the past.
In fact, during the period when Samsung Electronics' Pyeongtaek Line 2 was in operation in 2020, apartment prices in Pyeongtaek City surged. According to KB Real Estate, the apartment price increase rate in Pyeongtaek City in 2021 was 36.17%, significantly exceeding the average of Gyeonggi Province (26.67%) and the metropolitan area (23.20%) during the same period.
In the first half of this year, semiconductor exports recorded an all-time high of 73.3 billion dollars (about 101 trillion won). In addition, it is known that Samsung Electronics will resume building the P5 plant within the Pyeongtaek Campus after two years, attracting related companies to Pyeongtaek.
A person operating a brokerage in Pyeongtaek said, "Compared to the end of last year, inquiries have noticeably increased from March to April this year, and I can feel the market moving," adding, "As Samsung subcontractors come to find factory sites, the population influx is expected to increase, and the real estate market is expected to become more active."
In this atmosphere, unsold units are also being quickly resolved. According to housing statistics, the unsold units in Pyeongtaek City decreased by 10% compared to the previous month in June, and the Housing and Urban Guarantee Corporation announced that it has been removed from the unsold management area this month.
■Avoiding loan regulations and even price ceiling system... Beneficiary complexes
The place considered the most beneficiary among the real estate in the area is 'Brain City Prugio'.
