LH to Supply 2,357 Units in Guri Galmae Station Area and Namyangju Jinjeop 2 District

[Financial News] Korea Land and Housing Corporation (LH) announced on the 5th that it plans to supply a total of 2,357 housing units in the Guri Galmae Station Area and Namyangju Jinjeop 2 District. Applications will start on the 11th.
In the Guri Galmae Station Area, 1,182 units of Newlywed Hope Town (△46 type 285 units △55 type 897 units) will be supplied in A-1 Block, and in Namyangju Jinjeop 2 District, 920 units of public sale (△51 type 359 units △59 type 561 units) in A-1 Block and 255 units of Newlywed Hope Town (all types 55 type) in A-4 Block will be supplied.
The sale price for all three complexes is set at a reasonable level compared to nearby market prices. In the Guri Galmae Station Area A-1 Block, the 46 type is priced at an average of 410 million won, and the 55 type is priced at 490 million won. With the application of the sale price ceiling system, a resale restriction of 3 years and a real residence obligation of 3 years are imposed based on the announcement date of the winners.
In the case of Namyangju Jinjeop 2 A-1 Block, the 51 type is supplied at 350 million to 370 million won, and the 59 type is supplied at 400 million to 430 million won. Also, the 55 type in A-4 Block is priced at 350 million to 380 million won, and a resale restriction of 3 years is applied to these complexes as well.
The location conditions are also excellent. The Guri Galmae Station Area is adjacent to Galmae Station and Byeollae Station (Subway Line 8, Gyeongchun Line, GTX-B expected to open), providing high accessibility to public transportation. The entrance ramps to the Seoul Metropolitan Area 1st Ring Expressway and the Sejong-Pocheon Expressway are also close, allowing quick access to major urban areas. In particular, a living area connected to large-scale residential complexes such as Galmae District and Byeollae New Town is also formed.
Namyangju Jinjeop 2 District can enjoy various living and transportation infrastructures to be created in the nearby Namyangju Wangsuk District. Additionally, with large transportation networks such as GTX-B and the planned establishment of Pungyang Station (tentative name) on the Jinjeop Line (Line 4 extension) within the district, convenient access to downtown Seoul is expected.
Application submissions will prioritize pre-applicants. In Guri Galmae A-1 Block, pre-applicant submissions will be from August 11-12, new applications from 13-14, and winners will be announced on the 25th. Contracts are expected to be signed in December.
In Namyangju Jinjeop 2 A-1 Block, pre-applications will be from 11-12, special supply from 13-14, and general supply from 18-19, with winners announced on the 28th. Contracts are expected to be signed in November. A-4 Block will have pre-applications from 11-12, new applications from 13-14, winners announced on the 29th, and contracts in December.
Meanwhile, LH will operate housing exhibition halls for each block until the 10th. The Guri Galmae Station Area exhibition hall is located at 266-9 Inchang-dong, Guri City, and the Namyangju Jinjeop 2 exhibition hall is located at 816-1 Byeollae-dong, Namyangju City.
