According to Zigbang on the 4th, a total of 25,699 households are scheduled to be supplied from 29 apartment complexes nationwide in August, with 68% of them being in the metropolitan area.
This is an increase of about 58% in total households and about 73% in general supply compared to the total of 16,266 households and 10,962 general supply households in August last year.
By region, there are 17,544 households in the metropolitan area and 8,155 households in the provinces. Within the metropolitan area, △Gyeonggi 13,245 households △Incheon 2,434 households △Seoul 1,865 households are planned. In the provinces, △Busan 2,776 households △Chungnam 1,222 households △Gangwon 1,145 households △Ulsan 1,132 households △Gyeongnam 994 households △Gyeongbuk 643 households △Chungbuk 243 households are scheduled to be supplied.
Major complexes include 'Jamsil Le El' in Sincheon-dong, Songpa-gu, which is considered the biggest project in the Seoul sales market in the second half of the year. This complex, rebuilt from Misung and Clover Apartments, is supplied at a lower price compared to the market price due to the price ceiling system, but since it is a post-sale complex, there is not much time until the final payment, so buyers need to plan their finances in advance.
In Gyeonggi Province, a large volume is concentrated. △Gwangmyeong-si 'Cheolsan Station Xi' 2,045 households △Anyang-si 'Anyang Xi Heritage' 1,716 households △Yangju-si 'Gwell Elium Yangju Deokgye Station' 1,595 households △Osan-si 'Osan Segyo Woo Mi Lin Lake City' 1,424 households △Uijeongbu-si 'Tapseok Prugio Park 7' 935 households are included. In Incheon, △Seo-gu 'Elif Geomdan Foredu' 669 households are about to be sold.
Major complexes in the provinces include △Busan 'Seomyeon Summit The New' 919 households △Gangwon 'Wonju Station Woo Mi Lin The Stella' 927 households △Ulsan 'Hanwha Foretna Ulsan Mugeo' 816 households, △Chungnam Cheonan-si 'Cheonan I-Park City 2nd Complex' 1,222 households △Gyeongnam Gimhae-si 'The Sharp Shinmun Greenity 2nd Phase' 695 households are included.
The August sales market is expected to see mixed subscription results depending on loan conditions and funding structures amid the aftermath of the 6.27 measures. Kim Eun-seon, head of Zigbang Big Data Lab, said, "Complexes subject to the price ceiling system or those that can respond to demand within the loan limit are likely to continue to attract end-users, but complexes with high sale prices or significant financial burdens may see a wait-and-see approach in subscriptions," and "Construction companies are also likely to consider adjusting schedules or re-evaluating sales strategies in light of this market atmosphere."
Meanwhile, in July, a total of 29,567 households of apartments were scheduled to be supplied, but the actual supply was 22,887 households, achieving 77% of the planned volume.
