[Financial News] Samsung C&T's construction division announced on the 24th that it will promote a rapid project without permit delays based on a design that fully meets the Seoul Metropolitan Government's permit standards for the Gaepo Woosung 7th reconstruction project. In general, reconstruction and redevelopment projects allow construction companies to propose 'alternative designs' to reduce the financial burden on associations and improve business feasibility. However, the Seoul Metropolitan Government's contractor selection criteria and other legal and administrative requirements are strictly regulated. This is to prevent excessive competition from leading to indiscriminate design proposals and project delays.
Samsung C&T has thoroughly analyzed these standards and proposed a design that eliminates 'risk factors' that could cause project delays due to permits, while securing both business feasibility and symbolism.
First, Samsung C&T excluded the creation of a sky bridge, which has uncertain permits, and instead applied a sky community to the top floors of two landmark residential buildings, proposing a space that is highly functional and symbolic.
This reflects the fact that there is no mention of the installation of a sky bridge in the maintenance plan for Gaepo Woosung 7th, and the recent trend in Seoul of conducting strict reviews on sky bridges, which act as elements that disrupt harmonious urban landscapes.
In addition, Samsung C&T has designed the outer part of the complex to be low-rise (10 floors or less) and the central part to be high-rise (29-35 floors) in line with the maintenance plan for Gaepo Woosung 7th. This complies with the recent policy of the Seoul Metropolitan Government to pursue a natural skyline.
Furthermore, an AI simulation was conducted to protect the right to sunlight for nearby schools such as Younghee Elementary and Jungdong High School, securing more than 2 hours of continuous sunlight, fully complying with relevant laws.
In terms of the ecological environment of the complex, the ecological area ratio (more than 45% of the site area) and natural ground greenery (more than 40% of the ecological area ratio) were secured above the standard, preemptively addressing environmental impact assessments to eliminate project risks.
