Nationwide Land Prices Rose by 1.05% in the First Half of the Year... 'Increased for 28 Consecutive Months'

Despite 28 consecutive months of increase, transactions are shrinking

[Financial News] In the first half of this year, nationwide land prices rose by 1.05%, continuing the upward trend for 28 consecutive months. However, the rate of increase was slightly reduced compared to the second half of last year (1.15%), and land transaction volume decreased by 4.2% during the same period.
According to the '2025 First Half Land Price Change Rate and Land Transaction Status' announced by the Ministry of Land, Infrastructure and Transport and Korea Real Estate Agency on the 24th, nationwide land prices were 0.06%p higher than the first half of last year (0.99%), but 0.10%p lower compared to the previous half. On a quarterly basis, it recorded 0.50% in the first quarter and 0.55% in the second quarter.
The metropolitan area rose by 1.40% and the provinces by 0.44%, but the rate of increase was reduced by 0.09%p and 0.14%p, respectively, compared to the second half of last year. By city and province, Seoul (1.73%) and Gyeonggi (1.17%) exceeded the national average (1.05%). Among districts, Gangnam-gu in Seoul (2.81%), Yongsan-gu (2.61%), and Cheoin-gu in Yongin-si, Gyeonggi (2.37%) showed high rates of increase.
By land use area, residential and commercial areas each rose by 1.17%, exceeding the average, and by usage, commercial (1.16%) and residential (1.11%) showed strength. Population-decreasing areas rose by 0.35%, which was 0.76%p lower than non-target areas (1.11%).
Land transactions were contracted. In the first half of this year, the total land transaction volume was about 907,000 parcels (592.3㎢), a decrease of 4.2% (39,000 parcels) compared to the second half of last year. During the same period, the pure land transaction volume, excluding land attached to buildings, was 308,000 parcels (542.3㎢), a decrease of 2.0% (6,000 parcels).
By region, land transactions increased in five provinces, including Sejong (16.0%), Ulsan (10.5%), Gwangju (8.6%), Seoul (7.5%), and Jeonnam (0.5%), while they decreased in the remaining 12 provinces. Pure land transactions increased in Gwangju (47.6%), Busan (13.8%), and Jeonnam (8.4%).
By use, agricultural and forestry area transactions increased by 25.9%, while commercial (-8.3%) and industrial areas (-18.2%) decreased. By land category, rice paddies increased by 13.9%, while forest land (-10.4%) and factory land (-24.0%) decreased.
