Results of the 11th Small-Scale Housing Maintenance Integrated Review
Seoul City announced on the 22nd that on the 21st, the 11th Small-Scale Housing Maintenance Integrated Review Committee passed the integrated review for the street housing maintenance project plan (draft) for the area around Seongsan-dong 165-72, Mapo-gu, among two other cases. As a result, if the Moa Housing projects in △Seongsan-dong 165-72, Mapo-gu △Siheung-dong 817, Geumcheon-gu △Siheung-dong 943, Geumcheon-gu are promoted, a total of 1,965 units (including 467 rental units) will be supplied.
Seongsan-dong 165-72, Mapo-gu will be reborn as a total of 556 units (including 130 rental units) in six buildings, from 5 basement floors to 29 floors above ground. The target site, which is part of the first district of four Moa Towns in the area around Seongsan-dong 160-4, where old buildings are concentrated, completed the establishment of a cooperative within two months of being designated as a Moa Housing and passed the review in about 1 year and 3 months.
The use area will be upgraded from the first and second general residential areas to the third general residential area, and special building zones and excellent designs will be applied to establish a joint housing construction plan considering lighting and landscape.
The specific tenant compensation plan will be finalized at the time of project implementation approval after tenant status identification and compensation plan consultation.
As the establishment of a cooperative is imminent in the area around Seongsan-dong 200-413, the linked development within Moa Town is expected to be in full swing.
The area was selected as the first pilot project site for small-scale housing maintenance management by the Ministry of Land, Infrastructure and Transport in April 2021, and the management plan was approved and announced in May 2023, designating it as a Moa Town.
The complex will create three north-south corridors and two east-west corridors that can view Hoam Mountain, and the outer part of the complex will be formed in a tent-like structure with 10-15 floors, and the center of the complex with 33-35 floors, considering a natural skyline.
In addition, open community facilities such as cafes will be planned near the entrance and exit of the Hoam Mountain trail to provide leisure space for citizens, and open community facilities, welfare facilities towards Siheung Elementary School, and neighborhood living facilities along Doksan-ro will be planned.
The business feasibility was enhanced by relaxing the floor area ratio due to the construction of rental housing for more than 20% of the total number of households. The area, where old buildings are concentrated on hilly terrain, faced redevelopment difficulties but was selected as the first pilot project site for small-scale housing maintenance management by the Ministry of Land, Infrastructure and Transport in April 2021, and after establishing and announcing the management plan in December 2022, the Moa Housing is currently being promoted.
The LH participation-type street housing maintenance project union, which was promoting the existing project in the area around Siheung-dong 943, integrated the adjacent possible project area to expand the project implementation area to more than 20,000 square meters.
Road maintenance, improvement of the pedestrian environment, and elevator plans considering the hilly terrain are prepared near the project site, and the children's park will also be expanded.
