Combined 4 Complexes in Jamwon-dong, Seocho to 629 Units
Seoul City announced on the 20th that it had approved the 'Changsin-dong 23-606 Area Housing Redevelopment Project Designation and Planning Decision' and 'Changsin-dong 629 Area Housing Redevelopment Project Designation and Planning Decision' with modifications at the 7th Urban Planning Committee Subcommittee on the 18th.
The areas of Changsin-dong 23-606 and Changsin-dong 629 are hilly areas surrounded by Hanyangdoseong and Naksan, with steep hills and poor transportation and residential environments.
Although the New Town (Reorganization Promotion Project) has been promoted since 2007, the designation of the promotion district was canceled in 2013. Although it was designated as a leading urban regeneration area to improve the environment of old residential areas, the effect of improving the physical residential environment such as housing supply and infrastructure was insufficient. Subsequently, the redevelopment project was re-promoted as it was selected as a rapid integrated planning candidate site in 2022.
As a result, 2667 units of apartments (including 325 rental units) will be supplied in the area around Changsin-dong 23-606, and 1875 units (including 229 rental units) in the area around Changsin-dong 629.
Infrastructure for the area such as roads, parks, public offices, and social welfare facilities will also be created.
Seoul City also approved the modification of the urban management plan change, redevelopment district, and redevelopment plan for the area around 61-1 Jamwon-dong, Seocho-gu.
This project integrates Sinbanpo 19th (242 units) and 25th (169 units), along with Hanshin Jinil (19 units) and Jamwon CJ Apartments (17 units) into a single complex. It will transform into a complex with a floor area ratio of less than 300%, 7 buildings, 629 units (including 75 public housing units), and a maximum height of 180m.
A residential complex of 1080 units (including 252 rental units) will be built in the area around 47 Bon-dong, Dongjak-gu, where there were steep alleys and old multi-family houses. It is expected to secure a view of the Han River by forming a natural urban skyline.
Additionally, in the area around 125-35 Jongam-dong, Seongbuk-gu, located at the foot of Gaewoonsan, 854 units (including 133 rental units) in 14 buildings with a maximum of 22 floors will be built.
The Myeongil Shindong-a Apartments in Gangdong-gu, near Godeok Station on Line 5, will be reborn as a complex of 947 units (including 135 public housing units) in 8 buildings with a maximum of 49 floors (less than 160m) and a floor area ratio of less than 300%. Currently, it consists of 7 buildings and 570 units.
Furthermore, the Godeok Hyundai Apartments near Godeok Station will be rebuilt into a complex of 952 units (including 125 public housing units) in 8 buildings with a maximum height of 49 floors (less than 158m) and a floor area ratio of less than 300%.
