[Financial News] HDC Hyundai Development is on the verge of joining the 3 trillion won club in urban renewal project orders by utilizing a 'developer' strategy that designs the future vision of the region in urban renewal projects.
According to industry sources on the 18th, HDC Hyundai Development recently succeeded in winning the Yongsan-gu Yongsan Maintenance Depot Strategy Zone 1 order in Seoul with the developer strategy, and is also entering the Bangbae Sin Samho bidding with the same strategy.
HDC Hyundai Development is presenting a tailored development strategy that analyzes the location, history, view, living area, and potential future changes of the area as a comprehensive planner, beyond just demolishing and constructing old houses. A representative example of the developer strategy is 'THE LINE 330' presented during the Yongsan Maintenance Depot Zone 1 order. It is evaluated to have considered the skyline connecting the Han River and Namsan, a complex cultural axis linking commercial facilities and hotels, and an aesthetic urban landscape linked with views, landscaping, and lighting.
Previously, HDC Hyundai Development showcased this strategy in the Nowon-gu Gwangwoon University Station Area Complex Development Project. This project involves developing a logistics site near Gwangwoon University Station into a complex with residential, commercial, business, and cultural facilities. HDC Hyundai Development is pursuing a project that creates a rare harmony of public and private profitability in large-scale projects in the northern Seoul area by supplying the residential brand 'Seoul One' to the area.
As of July 2025, HDC Hyundai Development recorded an accumulated order amount of approximately 2.8272 trillion won in urban renewal projects. It plans to participate in large-scale project bidding scheduled for the second half of the year, such as Bangbae Sin Samho, Songpa Hanyang 2nd, and Seongsu Zone 1.
In particular, for the Bangbae Sin Samho reconstruction, a new design concept called 'THE SQUARE 270' was proposed. This design, which connects two buildings with a sky bridge to create a symbolic structure in the shape of a gate, reflects the intention to simultaneously give the area symbolism and landmark status.
