Securing New Operational Bases in Shinagawa and Meguro Following Shinjuku
Holmes Company is gradually expanding its business scope from Shinjuku to Shinagawa and Meguro. Each base is structured based on strategic collaboration with major local partners in Japan, which is noteworthy.
Previously, in September 2023, Holmes Company launched its first base in Japan by operating 'Holmes Shinjuku' at the large rental housing complex 'Comporea Higashi Shinjuku' in Tokyo. This asset is a luxury rental residence owned by Japan's leading developer Tokyu Real Estate, and Holmes Company was selected as the housing operator targeting foreign tenants, signing a formal contract and directly managing operations.
Initially, the main target was set as Koreans, but the actual tenant composition included multinational customers from the United States, France, Germany, etc., proving the brand's global suitability and operational capability. Within one year of starting operations, Holmes Company recorded an average occupancy rate of 96.9%, practically demonstrating the validity of its residential operation model targeting long-term foreign residents in the Japanese market.
In June 2025, the second base 'Holmes Shinagawa' began operations. It is a project where Holmes Company operates some units within the complex mansion 'Park Axis Shinagawa Minamioi Park Front', developed by Mitsui Fudosan Residential, a residential development subsidiary of Mitsui Fudosan Group.
This asset is a space that combines various community facilities such as coworking spaces with a location adjacent to a park. Holmes Company plans to provide branded residential services targeting short- and medium- to long-term foreign residents, implementing a tailored residential experience specialized for global demand. In particular, this asset, supplied as part of the premium rental brand 'Park Axis' series developed by Mitsui Fudosan Residential, has a high-quality and high-reliability image in the local Japanese housing market, and when combined with Holmes Company's global brand operational capabilities, it is evaluated as a location where more synergy can be expected.
This project is the first application case of the strategic alliance concluded between the two companies in April 2025, and Holmes Company is promoting the joint planning and introduction of a space model combining co-living and shared offices as an investment partner of Profits. Additionally, in the MG Meguro project, Holmes Company is also preparing an attraction strategy to respond to foreign rental demand in Japan based on its global customer network.
Holmes Company is not merely staying at the level of entrusted operation of each asset in Japan but is participating in the joint design of practical operational structures such as operational planning, brand design, and customer attraction through close strategic collaboration with local partners. The concept and operational direction of the residential product are pre-established through consultation with partners, and based on this, a tailored residential solution for long-term foreign residents is being stably implemented. It is explained that Holmes Company is strategically participating in the Japanese housing market based on its brand philosophy and operational know-how.
